I had a very positive experience with…

I had a very positive experience with London Victoria Groups, and I would especially like to highlight the excellent service provided by Senior Property Manager Abdullah Legari.

When I had issues with my deposit refund after moving out, Abdullah responded to my queries promptly, communicated clearly throughout the process, and worked efficiently to resolve the matter fairly. He ensured the full deposit of £2,546.15 was refunded to me smoothly and without unnecessary delays.

His professionalism, responsiveness and attention to detail made the whole process stress-free. I highly recommend Abdullah and London Victoria Groups to anyone looking for a reliable property management service in London.

Really happy with the service

Really happy with the service from London Victoria Groups. They were super helpful with our utility bill registration and handled a nasty leak in the flat during our tenancy. We had a bent sink pipe that was pretty bad, but they managed to get someone over to fix it within an hour. Huge thanks to Abdullah in customer service for the prompt replies and making everything so smooth!

Abdullah is the best!

Abdullah is always incredibly prompt with his responses and an absolute pleasure to deal with. His friendly, professional, and consistently go above and beyond. I genuinely cannot fault LVG—they have an amazing team.

Excellent communication

Excellent experience from start to finish. Everything was straightforward and handled efficiently. Communication was great throughout, and any concerns were dealt with promptly and professionally, always respecting my time. A reliable service that I’d happily use again. Highly recommend.

I was a tenant with the agency for 3.5…

I was a tenant with the agency for 3.5 years. At the end of my tenancy, I was informed I have a standing balance of £1047 for the heating I was responsible for, despite of me paying my electricity and water bills monthly.
I was not set up by the agency with the electricity company as I never received a single bill, which I of course would have paid monthly rather than receiving an unpleasant surprise in the end. In addition, when I contacted the electricity company after finding out the bill, they said they don’t deal with the tenants directly. It is very important to note that I was unable to set up with them, as they repeatedly told me that they do not deal with the tenants directly. I asked Abdullah to grant me authority so I can sort the issue out but I didn’t receive a reply regarding this. I also requested that I’d like to pay in installments if possible, but they of course ignored this also.

Overall my communication with Jason and Abdullah was not great regarding this issue. My emails went if ignored for weeks and only after leaving a negative review online I started getting tens of WhatsApp messages from Abdullah. I escalated the issue to TDS, not them, which they are also untruthful about. The TDS found that I was responsible for the bill, which is not disputed by me, but I genuinely had no way of knowing about it paying it as I never got a single bill.

There were also issues at the check out report, where the items where clearly in the property but they tried to charge hundreds of pounds for these items. I requested to see the check out report and I didn’t receive any reply for this.

Just not a great service for a ‘premium property’ and would definitely not recommend dealing with them. They respond to the reviews to show them in a good light but honestly, I would just go to a different agency unless you want issues at your checkout.

After leaving this review, the agency reached out to me again and I had to tell them to stop messaging me.

We are genuinely sorry to hear you feel this way, and we would like to clarify a few important points for transparency.

1. Utility Bill Responsibility
At the start of your tenancy, our welcome email clearly stated that tenants are responsible for registering with utility providers and monitoring their usage. The outstanding balance was visible on the smart meter system within your apartment throughout the 3+ years of your stay. Unfortunately, we received no evidence that utility bills were paid during this period, nor could we verify to whom any payments were being made when this issue was raised.

2. Communication & Resolution Attempts
It is important to clarify that we did not only respond after a review was posted; we were in discussion regarding this matter every other day. Once the review was seen, Abdullah reached out the same day to find a resolution. However, as further cooperation was declined at that stage, we had no choice but to escalate the matter to the TDS for an impartial final decision before the deadline. The TDS reviewed evidence from both sides and confirmed the bill was the tenant’s responsibility.

3. Check-Out Report & Deposit
While the check-out report identified several issues, Abdullah agreed, as a gesture of goodwill, to waive all cleaning and repair charges. Consequently, no deductions were made from your deposit other than the outstanding utility bill confirmed by the TDS adjudication.

4. Review Updates & Continued Contact Attempts
We have also noticed that your review has been updated multiple times, adding new claims/lowering the stars despite our ongoing efforts to reach out and offer a direct and reasonable resolution. We fully respect your decision not to continue the conversation, and we have since stopped contacting you in line with your wishes. However, it is important to highlight that we acted with full duty of care by repeatedly offering to discuss the matter directly and transparently, and we only proceeded with formal channels once further cooperation was declined.

We understand that discovering an accumulated bill is frustrating. However, we acted in accordance with the tenancy agreement and made every effort to support you.
