New rental regulations.

Coming up for my rental renewal, especially with all of the new rental regulations, Settio have been extremely procative. There is obviously a lot of new information to digest and Settio have been very helpful in diseminating this. A particular call out to Holly Keeney, who explained everything in layman's terms and the key points I need to be aware of/ consider.

Great Experience!

From the outset, my experience with Settio was seamless and efficient. Their reliable and proactive team provided exceptional support throughout the entire process. Before final completion, Settio’s team took care of every detail, including, but not limited to, ordering furniture. Following completion, they quickly secured a tenant, installed furniture, arranged professional photography, and handled all other relevant matters.
I strongly recommend Settio to any landlord seeking a very professional and efficient service.

Seamless experience with Settio from start to finish

I had a really smooth and positive experience working with Settio from start to finish. The team was responsive, organised and proactive throughout the whole letting process.

They not only secured tenants quickly but also helped arrange the furnishing, photography and marketing of the property, which made a big difference for me as a landlord looking for a reliable, hands-off service.

Communication was clear and consistent and I was kept in the loop at every stage from marketing through to move-in. Everything felt straightforward and well managed without me needing to chase or stay overly involved.

The handover into property management was also seamless with a dedicated point of contact introduced early on. The whole process makes you feel like everything is well taken care of.

Overall, a reliable and professional team. I definitely recommend Settio.

First time using Settio - Not impressed

First time using Settio and I must say so far it’s been disappointing.

I picked up keys to my new apartment with Settio last Friday. When I got the apartment with the staff member to be “welcomed”, I was advised the property had been professionally cleaned. This was clearly not the case, the living room carpet was dirty, skirting boards and window sills were marked, the living room carpet was rising on the edges, and the walls were dirty and had marks over them. Both bedroom carpets have stains on them, the bathroom floor was dusty, and the walls in the hallway also have marks - I would of expected a thorough clean throughout the apartment and scratches / marks on the wall to of been covered by paint before “welcoming” a new resident.

I was advised that day that that my property manager would be in touch along with an apartment inventory list being sent. I had received nothing up until today so chased up why this was the case, and found out they had emailed the incorrect email address, even though when contacting me to pay my deposit and move in monies they then had the correct email. When I contacted them to enquire what was happening, rather than the staff member being apologetic, they just made excuses and blamed it on multiple systems being used their end, with no apology given for the mix up from them.

I am tied into an 18 month tenancy with this letting agent so I really hope things pick up, but so far, I am really not impressed.

Amazing experience with Liam at Settio

Amazing experience with Settio, particularly Liam, who has been assisting us with our apartment search over the past few weeks.
We’ve dealt with a number of agents, but none have been as thorough, knowledgeable, and genuinely consultative as Liam. From the outset, he really took the time to listen and understand our requirements, recommending properties that truly aligned with what we were looking for.
His knowledge of Manchester city centre buildings is exceptional, and he has a real talent for matching lifestyle and budget to the right place. He wasn’t just responding to messages or organising viewings—he acted more like a trusted advisor throughout the process.
What really stood out was his enthusiasm, patience, and professionalism. Even in a market where demand is high and agents are often primarily representing landlords, Liam clearly takes pride in looking after everyone involved. It’s obvious he builds strong relationships with both tenants and landlords, and I’ve no doubt this results in plenty of repeat business and happy clients all round.

If I’m ever looking for a lettings agent in Manchester again—whether as a tenant or a landlord—I’ll be going straight to Settio.

I’m very pleased with the services provided by Settio. As a non-resident landlord, I was assigned an excellent property manager, Holy. She is professional, responsive, and reliable—efficiently handling tenant matters, maintenance, and inspections. Holy’s clear communication and proactive approach make it easy to manage my investment from distance. Highly recommended.

Exceptional support and clarity from Holly Keeney

I was assisted by Holly Keeney from the Manchester office and was thoroughly happy with her professionalism and clarity. Holly ensured that all steps regarding the tenancy were clear and provided assurance along the way. The process was smooth too which was even better.
