I have fulfilled our binding legal contract over 2 months ago and still have not received my deed, I've called, texted, and emailed numerous times, and still have received no response, planned on buying more from Horia in the future, but now I'm going to seek legal counsel to get my property deed

Mr. Joria Jordache tried to sell us a home that was scheduled for demolition the following week. I checked with county building code enforcement and matched his contact info with the employee on the phone. Buildings for sale might also have back taxes. His contracts state that sales are as is-where is. Would anyone enter a contract to buy a house that will not be there the following month? No....not at all. This is a warning to good and decent people. Stay away!

I would not reamend doing business with The Lot Store or Mr. Horia Jordache. I purchased a property from them and have a signed contract stating the property would be deeded in my name free and clear of back taxes and HOA/POA fees. At the time I received the deed, I called the tax office to find out that there were 3 years back taxes owed and the property would be going up for tax auction on May 2025. I also contacted Holiday Island where the property is located to find out the back POA fees for the last 3 years were not paid either. At this time Holiday Island also informed me that they had filed a lean on the property because of this issue. I contacted Mr. Horia Jordache about the issue and he contacted me back saying he had been sick but would take care of the issue right away. After a week I had not heard from Mr. Horia Jordache and he would not return my calls, text or emails, so I contacted Carrell County tax office and Holiday Island office to find out that neither had been paid nor had he contacted them. After trying several time to contact Mr. Horia Jordache about the issue, he never responded, so on 1/3/2025 I was forced to pay the back taxes on the property so I would not loose it. I am also in talks with Holiday Island about setting up a payment plan to pay the back POA fees owed. After the POA fees are paid I will them be out another 500.00 to clear up the title lean so the property can be built on. Again I would not do business with either The Lot Store or Mr. Horia Jordache but if you decided to plese do not pay for the property until you have notice that all back taxes and HOA/POA fees are up to date. Carroll County Tax office informed me he has 8 other propertied in Carroll count alone that are past due on taxes.

I have bought 5 properties. What I don’t like is the house is crammed pack with trash, the ware house crammed packed with trash, trying to get work done so I can use the properties, loan amounts approved, but paperwork doesn’t seem to point to me, need help with documents, so I can get things rolling, called several times, with no answer, please respond thanks

Purchased two properties from this company on Jan 19,23 the other in May 06,23. MR Jordache answered every question I had expedited the paperwork timely and ever sense I had not one single issue to date with my purchases or making any of the payments though their online portal. Highly recommend.

I strongly advise caution when considering any involvement with The Lot Shop. My partner and I invested a significant amount, $3,500, and diligently made monthly payments of $530 towards a property. Unfortunately, after contributing to the investment for over a year, we discovered that the monthly withdrawals from our account had abruptly ceased. It took us about two months to notice the issue.

Upon reaching out to the owner, we were met with a disheartening response, as he claimed that the situation was not his concern. To add to our distress, he provided a 10-day payoff amount of $14,000, an amount beyond our financial means. While exploring legal avenues, we discovered that the contract stipulated that if payments ceased, the property could be repossessed without further inquiry.

Our intentions were never to stop payments; rather, the funds were no longer being withdrawn as agreed upon. Regrettably, the CEO displayed a lack of empathy and understanding, leaving us feeling wronged and disregarded. We had invested not just financially but also emotionally, having made plans to build our first home after investing in culvert pipe installation and property surveys.

The CEO's indifference to our plight has been disheartening, and it has seemingly shattered our dreams of building a home in the area we relocated to with such hope. In my opinion, The Lot Shop, under its current leadership, does not embody the values of integrity and compassion. It is my sincere recommendation to steer clear of any dealings with this organization to avoid potential hardships and disappointment.

Semmed to good to be true, though we are now property owners! Simple process from start to finish. Will definitely do more business with them.

Communication was definitely lacking, hard to reach anyone by phone, via email, so that is my only biggest complaint.
I panicked because of it and
I cancelled my purchases because of that.
However to their credit, they have offered to refund my deposits and that is a huge plus for me!!!!
I may not have purchased anything from them this time because of the lack of confidence in regards to the communication part, but I would still consider them in the future once they improve on the gap between
the communication side of things and building confidence and longevity with any potential customer.
Especiall since, as it turns out,
I actually do know someone who successfully purchased two properties through the lot store already, and yes, they are happy customers!
It appears that this might be a one man show so I'm cutting the lot store some slack.
Lots, land, by the way are priced way under market value, you won't find better deals on any other websites.
It makes this a great value for anyone looking to buy, so yes, I intend to give them another shot when someone is manning the phones.

Nothing but good things to say about The Lot Store. What I thought was going to be an extremely complicated process, they made so stress free. Thank y'all for making my dream of owning land a reality!
