I have used spreadsheets for many years for recording rental income and outgoings for a number of properties, some owned individually and some jointly. I had read about bridging software for MTD and planned to use an approved version of that in due course as I thought it would be easier to stick to what I knew. I was also concerned that many of the approved software products on HMRC's list were more suited for the self employed or business accounts and included lots of features that I did not need. I then came across Hammock, had a look at their website and videos, and decided to sign up for the free month's trial that was on offer. It only took a couple of days of trying it out to decide that this is 100% the way forward for us. I had already decided to subscribe, and was fast approaching the end of the free trial, when Suzanne Smith of The Independent Landlord recommended it and advised that she had agreed a free 2 month trial for her subscribers. I asked Hammock if I could extend my trial period without having to set up everything again and this was organised, without any delay, by Matt. Thanks to the ease of set up, and extremely prompt replies to a couple of queries that I had, I have already converted all of our 24/25 information onto Hammock. The majority of these entries were via the bank feed but there were also some items that needed to be input manually. Both methods were equally easy to use. The ability to split payments between different properties without having to input each portion separately is a real bonus, as are many of the other features that make this software so user friendly. Importantly, if you allocate something incorrectly - be it to do with the tenancy, income/outgoings or a document - it is very easy to rectify. Wanting to make sure that I had done everything as I should I reconciled all entries on my 24/25 spreadsheet against the Hammock tax report. The end result was the same!! Now I am going to concentrate on loading in details of all the key documents and then start scanning in receipts for the current tax year. I will be speaking to our accountant about Hammock and am hoping that they will consider using it. To say I am impressed with both the software and the ongoing customer service - thank you Matt and Diane - is an understatement.

As a computer illiterate person who was still using pen and paper for accounts, (the last one according to my accountant) I was very nervous and reluctant to start using software. I chose Hammock because Suzanne Smith (Independent Landlord) recommended it and there is a two month free trial via her website, and I will also have to submit quarterly accounts from 2026 as part of HMRC making tax digital programme.
I found it really easy to set up (which is saying something as I am hopeless with technology). I watched their introductory videos which are only a few minutes long (very manageable) and worth watching. I made a few errors setting up, but I was able to get pretty instant replies to any emails I sent, to rectify these. Thank you Mathew!
Its really clear on your screen, easy to link your bank account, I am now uploading all my receipts as I go along, tracking all my transactions and linking them to a property or if not labelling them.
As I have property personally and in a company structure, I started off putting them all in the same account with Hammock but they merge transactions and overviews so I decided to do two separate accounts as it's not expensive. Mathew was first class, extremely helpful and patient and helped with a screen sharing session showing me how to undo all the bits of things I needed to correct, and just helping me sort a few questions that I had.
I can't recommend this software enough tbh, (especially if like me you don't really do technology) it's simple to use and will significantly reduce the time and effort I need to manage my paperwork, you can put reminders in for gas certs, anything really, details of insurance and upload documents so everything is in one place.
The biggest plus is that they support they offer, I have found to be first class, very prompt at dealing with enquiries and resolving teething problems.
If as a landlord, you are looking to use a software, this one is landlord specific so my recommendation would be to start here, Abby

In readiness for MTD (Rental Income) I can’t speak highly enough of the tool that Hammock have created for landlords to make the transition simple, smooth and easy.

My experience with Head of Customer Services has been excellent and highly recommend the tool to manage your portfolio.

We have just started to use the Hammock software after managing our portfolio on spreadsheets for the last 17 years. For the first time, we don't need to spend hours going through the year's bank statements to reconcile all our income and expenses for our tax returns.

Diane has been wonderful in helping us set up our new account; nothing being too much trouble. It's given us new insights into how our properties are doing, with breakdowns we never even thought of viewing before.

The tax summary sheets are extremely useful, for the first time, enabling us to actually predict how much tax we will owe at the end of the year.

We've just finished the first month's trial and couldn't recommend this software and company enough.

I'm a Landlord of over 20 years and have never had this control and knowledge of every part of my portfolio. The anxiety that has no left my life is immeasurable. I LOVE this software. Set it up and tell it your mortgages, tenancies and important dates and it'll keep on top of things. Bank account linking essential and it's just so easy to use. I tried Landlord Vison and it's unnecessarily complicated. If you have payment for 3 gas certs over diff props for example you just split the payment and allocate to each prop. Easy peasy. None of this complicated accounting movements. Once set up it automatically allocates rent and mortgage payments to the prop. So on any given day I open it up and it tells me immediately if if there's arrears or if an important doc is due to expire with multiple notice times before. I really could go on about how most of us landlords have been living in the dark ages with self made excel spreadheets that fail! Do yourself a favour and do the trial. I had fully loaded 20 props in a day and by week 1 was committed. Help from Matt is 2nd to none too. I tried Lendlord also, but found it too simple. This is now my bible!

With a relatively small property portfolio and living off spreadsheets this is an absolute game changer for me. It has made my admin' so much easier. Being new to rental software I have had a few questions. The customer service is fantastic especially Diane who is always patience helpful willing to explain things over and willing to go the extra mile. I would recommend Hammock to all small landlords.

An excellent accounting package that lets you comply with regulations as a landlord and simplifying your tax returns. Allows you to keep track of your business.

Hammock is a real game changer for property management, even for someone who has a small portfolio like myself.
It’s made managing my properties so much easier and way less stressful. From handling rent payments to organizing maintenance requests, everything is smooth and hassle-free.

It’s so easy to use and intuitive, you’ll pick it up in no time. The features save me so much time, and the reports also saves me time doing tax returns.

Customer support seems great, even though I have not need to use them yet. But, the courtesy calls tells me they really care about thier users.

I would recommend Hammock to anyone for property management and 100% worth it.

I'm a landlord with a substantial portfolio and I was using Xero but hated it. I thought there must be something better out there, and I found Hammock. Well, it has transformed my life! I dreaded working on my portfolio with the Xero/spreadsheet combo, but now, thanks to Hammock, I really enjoy it. There are too many positives to list ... I would be here all day ... suffice to say that if you're a landlord, Hammock is an essential piece of kit. I can't recommend it highly enough. It's so easy to use and a huge bonus is Matthew. He's the guy that teaches you how to get the best from the software and helps you if you have any issues. He's brilliant, super efficient and explains everything in a non-techie way, ideal for technophobes like me! I very seldom write reviews for anything, but landlords out there need to know just how good Hammock software is.

My Accountant introduced me to Hammock software having reviewed it as a property focused management software. HMRC approved, provides an effortless way to manage your property portfolios, with details of each property, easy receipt imports through the app or PC, bank feeds or downloads, and full of useful information. Matthew Perkins provided excellent support in setting up each property, with ongoing support when needed. Once fully setup, quite easy to manage and understand and has made a marked difference in how I manage my properties. Highly recommend for anyone looking to manage 1 or many more properties.

I love this system. Now Matt has got me started it’s all automated from now on with little interaction required from me. The App is great too and although optional it keeps you informed on the go and I thoroughly recommend you use it. This morning it even text me to tell me there was a new transaction to look at. My accountant asked me to change system provider, now I understand why.

Hammock's accounting software is refreshingly easy to use and the user interface is very intuitive making it easy to adapt from the previous software.

Matt spent around 2 hours with me, linking the bank and transactions into hammock.
Everything was reconciled and we discovered several missing rent payments from the letting agents that I use. Apparently they were “computer glitches”. Yeah ok. Anyway these were immediately paid to me.
So tandem works brilliantly and has found a load of missing rent payments. It will also notify if rent payments are late going forward.
Extremely happy landlord.

Hammock is an excellent tool at a reasonable price. I am not at all tech savvy but I have to say, I actually enjoy using Hammock because it works, so it's really satisfying. I couldn't have learnt how to do all this without the dedicated support of the brilliant staff at Hammock. Diane goes the extra mile and will continue to follow up any issue (of my lack of comprehension) until we are both satisfied that I have resolved it. I had QuickBooks before but find Hammock and particularly the support you receive with it, comprehensive, fun and simple to use.

I'm new to Hammock, and this software already is easy to navigate & great for Landlords.
Matt was a great help to me, super patient in helping me in my set up and reasuring me along the way. Nothing was too difficult and he went above and beyond in giving of his time. I can see once set up this will be a lot easier and time saving than paper accounts!

Excellent software, which makes a Landlords life a whole lot simpler 👍!
Once you’re setup, a lot of transactions are automatically tracked & linked to properties, making ongoing maintenance so much easier, you manually deal with the minority, not the majority 👍. All transactions are then fed through to your tax statement, within Hammock, for your friendly accounts to complete your return 👍.
