We are a small, independent estate agency based in Barnstaple. We have a wealth of experience in the sale, letting and management of residential property across North Devon. Personal service and proper realistic advice are what we believe in when dealing with clients. This has served us well for many years and we have many very satisfied customers.

Danny Woolliams is a diamond amongst agents in North Devon and Torridge. His experience shone through as soon as we met him. He was the first agent to explain how RightMove works. In this difficult market he will find a way to sell your house, as he did for us. He is genuinely unlike any estate agent we have ever met - persistent, persuasive and patient - and we cannot recommend him highly enough.

Really really bad business. Me? A cash buyer willing to pay the asking price; one problem, the estate agent owner has a very bad attitude!
Add to that, clearly bad / low valuations and refusals to allow potential buyers to view, etc. This possibly / probably to allow quick sales to "special" buyers; quick commissions for Woolliams but lousy sales price for their sellers, plus real buyers not allowed to achieve market prices / buy.
Have been reliably told that Woolliams get friends, family, etc to leave fake positive reviews!
BAD for sellers and buyers.

It was a quick and unusually easy and "unstressful" experience. They were very helpful and patient with answering all my enquiries.
Excellent always goes above and beyond to help, and knows and helps with all details.
Would always use Woolliams for there detail to customer service
Arranged to have a house key placed by him at the property
only to find after a long journey and in pouring rain
that no key was there,
He was adamant that he had placed it,when in fact he
had in my opinion not, for reasons known only to him,
Caused me financial and emotional outlay, total nearly
£500 in hotel costs and eventually door lock changed. He has had no remorse and has placed the blame on the neighbours.[how would they Know the location of the key]
In my opinion this individual is not trustworthy, and should be avoided at all costs
Thank you Danny and Lucy for selling our House, and also purchasing through yourself. Went above and beyond to help get the process done and we couldn’t be happier. Would highly recommend! Best experience we have had when purchasing a property
The Team at Woolliams were supportive throughout the entire process from the point that the property was listed to the completion date. This included dealing with the Solicitors once the sale was agreed.
Communication was excellent (and at a personal level). I knew of all the viewings and we spoke regularly on progress. The advice I was given was sound and based on years of experience in the local property market, as well as current trends.
I recommend Woolliams most highly.
We choose Woolliams Property Services because they are a local independent estate agent and they took the time to explain every step of the procedure of selling our house. They kept us informed of everything that was going on and even though the chain broke on two occasions, Danny and Lucy worked very hard to find another buyer which lead to the house being sold. We would definitely recommend them as a local friendly estate agent.
Outstanding! Independently run estate agents with the personal touch.
Cannot thank Lucy and Danny enough for their invaluable help and advice with selling our mum’s house. They kept us in the loop the whole time and all went smoothly.
Highly recommend.

The Woolliams team in Barnstaple have recently marketed & sold our property in North Devon. With their understanding and knowledge of the local area, this daunting task was undertaken with fantastic communication throughout the process. I would definitely recommend Woolliams to anyone wanting a stress free and professional property sale. Thank you Danny & Lucy.

We used Woolliams to sell our mum’s house at a time when property wasn’t selling very easily. The process was very straightforward and Lucy kept us updated at every stage. She made sensible useful suggestions to make the house more saleable and even put us in touch with a solicitor. She answered our queries quickly and I know she worked hard to sell the house with success. I would recommend this company to anyone wishing to sell a property.
Highly recommend Wooliams Estate Agents. They have kept me in touch with everything, helped me and reassured me at absolutely every step of the way. Over and above! 5/5 ⭐️⭐️⭐️⭐️⭐️
Well, what can I say? 5* service from the start. Danny and Lucy carefully guided us through the entire process and kept us up to date and informed every step of the way. We ended up getting a higher price than we could have hoped for and all done and dusted in less time than expected. I wouldn't go anywhere else. Perfect service.
Danny and Lucy at Woolliams are fantastic! From start to finish there has been great communication and understanding which has made the process so easy and go so quick! Both Danny and Lucy are not only professional and really know what they are doing but so friendly and a pleasure to get along with! It’s been a great experience working with them and would highly recommend to anyone! Thank you so much ☺️

Lucy has been brilliant from start to finish, always keeping me updated about the progress of my house purchase and home out of her way to ensure everything went smoothly. Can’t recommend her enough! Thank you for everything.
Danny and Lucy were extremely helpful and supportive and pro active going beyond what an estate agency would normally do. They were always amiable and informative and were always prompt in answering any queries. They were still happy to help even though we did not purchase a property through them.
We would not hesitate to use them in the future.
Since I gave my dads house to them to sell they were professional from the start nothing was too much trouble they were always on hand to answer any questions and always kept me up to date with the progress of the sale.
A pleasure to have dealt with the team at Woolliams. All very friendly and had a great viewing with Lucy.
As a seller
I contacted most estate agents via the Rightmove app; you enquire with one agent and it asks you if you want to send to all others. I received auto-responses from each. I emailed all back all with specifics of our home and what we were were looking to buy (we wanted to downsize from our existing 6/7 bedrooms to 4 and would consider buying in advance of moving out and renovating). I received responses from everyone, many very keen due to our property address. Woolliams was probably the most generic lacklustre response of all of them. I followed up by checking out each agent's location and portfolio. No disrespect to Woolliams, but their non-prime location and lower end mostly for rent portfolio (absolutely no shame in that) meant they were unsuitable IMHO to sell our existing home.
As a buyer
We saw a listing by Woolliams on Rightmove that was in a very good location in Newport but needed significant renovation. I enquired and made a viewing appointment. We met Danny Woolliams at the property and he seemed agitated as he got out his car. I am wheelchair bound and he made no effort to assist (e.g. allow us to park closer on the driveway); other agents showing us other properties were very helpful, not Danny. He refused to help me get in the house; other agents helped when viewing elsewhere. Danny clearly had not read the emails I sent him to explain what we wanted; he asked “What is it you are looking for?”. I have a speech defect (which is why I set out our wish list in the emails) but Danny made no attempt to listen; he simply said “Look, I don't understand you” and then proceeded to talk over me while I was explaining things to my wife. What made it worse is he completely trashed the property we came to view, telling us point by point how bad it was, which was bizarre. Of course, Danny was actually dissing the one we had come to view and started trying to switch us onto a completely different (in every way, including the area / location) property on the basis it was what we really should be looking for in his opinion! In short, Danny was exceptionally unprofessional and rude.
I complained about his conduct by email but was met with denial of wrongdoing.
A few days later, my wife asked me to enquire for her about another property (I told her I did not want to view as it clearly had issues from reading between the details lines, and I did not really want to meet with Danny again). I made an enquiry for her anyway, but she was / we were ignored. When we followed up (RSVP) a couple of times, Danny refused to show it to her / me (I already said I wasn't going to view with her but asked about some apparent issues with it). No loss for me but my wife was upset to have been treated like she was (she did not say anything critical to Danny and the property we were looking to buy would be hers, in her name alone as I have MND and only a limited time to live, it makes sense).
I could have said much more in my review but held back. e.g. Some of what Danny told us about other clients was totally inappropriate if not unlawful.
Response to Danny's reply.
I will not respond point by point. Like many people, I am only inspired to write negative reviews (most of mine are against Indian etc. spammers who spam my email account). BUT look and you will see a positive one for your competitor Chequers. Though you are no competition for them. And it does show you to be a Troll.
Again, I did not ask to view the 2nd property, my wife did; you are clearly the one with problems regarding facts. As for rudeness, my criticism and complaining about your lack of humanity / courtesy / professionalism does not qualify as rudeness itsellf.
As for your solely self-serving comment about banning me. Duh! Oh no! After I already told you that I would have nothing more to do with your agency / you. Not that I invisage any loss of potential, given your portfolio of dubious properties; it seems you handle the properties other agents don't want. Think clearly unsafe / unlawful extensions, properties that will fail serveys and / or be reassessed at higher council tax bands when bought, etc.
I found all other agents easily scored over 80/100, with only one other (besides yourself) scoring under 90/100. You scored 1/100, the 1 for turning up.
UPDATE: I / we have now filed a complaint and clain against Woolliams with the Property Ombudsman for their continued nasty neeeds in 2026.

Woolliams Property Services provided a great service, from the initial marketing to the ongoing support and guidance provided by Danny throughout the process, which resulted in successfully finding us a buyer. We wouldn't hesitate to use your services again in the future. Thank you.
