UPDATE: Clarifying My Experience as a Client. Genuine Client Experience – Extremely Disappointing Service

I am disappointed to see AST Assistance publicly state that they have “no record” of me as a client when I dealt directly with members of their team, including Mark, Davar, and Robyn, during the period from 2023 into 2025.

For clarity, this review relates to my direct experience as a paying client of AST Assistance in relation to a landlord possession/eviction matter. I communicated with the company primarily by email, alongside occasional telephone calls, received invoices and case correspondence from them, and was involved throughout the associated court process.

This review reflects my genuine personal experience with the company and the service provided.

Communication throughout the matter was, in my experience, inconsistent, unclear, and difficult to follow. Information was often vague, and despite repeated assurances that matters were progressing, meaningful updates or practical guidance were limited. There were also multiple occasions where information and documentation that had already been provided was repeatedly requested again, which contributed to confusion and delays in progressing the matter.

One of the main concerns was the ongoing escalation of costs. The service initially appeared straightforward and reasonably priced, however fees increased significantly as the matter progressed, often without corresponding clarity regarding outcomes, next steps, or overall strategy.

I also remain dissatisfied with the handling of paperwork and the overall management of the case. Documentation prepared during the process contained inconsistencies, unclear wording, and drafting issues that later became matters of concern during proceedings. In my view, aspects of the paperwork lacked clarity and appeared to complicate matters further rather than simplify them.

Although AST Assistance referred to the involvement of an external legal partner, my communications remained almost entirely with AST Assistance directly, and I never had meaningful direct communication with the legal representative involved. The documentation produced through that process contained multiple errors and inconsistencies, and aspects of the wording and structure were difficult to interpret clearly.

Another concern was the extent to which I was repeatedly asked to prepare or rewrite substantial factual statements and information myself for inclusion within court documentation, despite engaging a company advertising specialist assistance in this area.

Overall, I found the service disorganised and lacking in the level of clarity, structure, and specialist guidance that had been expected at the outset. The process became unnecessarily stressful, time-consuming, and financially draining without achieving the outcome anticipated.

This review is not malicious or false. It is an honest account of my experience as a paying client based on documented communications and correspondence relating to the matter.

Your matter was handled during 2025, over 12 months ago. Since that time, AST Assistance has undergone significant restructuring and improvements across the business, including changes to management, internal processes, and oversight procedures. We feel it is important that readers understand that although we dont agree with your review things have improved even more at AST.

We are disappointed to read your review and do not agree with the characterisation of the service provided.

Throughout our involvement, no formal complaint was raised with either AST Assistance or the instructed solicitors. More recently, we invited you to submit an official complaint so that the concerns raised could be properly reviewed and, where appropriate, remedied. Unfortunately, this opportunity was declined.

It is also important to clarify that you chose to de-instruct both AST Assistance and the solicitors after being informed that the tenant had filed a defence to the proceedings. This decision was made independently and was not due to any failing on the part of AST Assistance or the instructed solicitors.

As with all litigation matters, advice and guidance were provided based on the information available and the legal process involved. While we appreciate that legal proceedings can be stressful, our team remained committed to assisting professionally and respectfully throughout.

• All fees are explained and agreed prior to instruction.
• We aim to respond to client communications promptly and professionally at all times.

Excellent support from AST Assistance

Excellent support from AST Assistance during a difficult eviction case. The team, including Mark, Nathan, Robyn, and Jack, handled the matter professionally and kept the process moving despite the usual court delays.

The initial advice was clear and realistic, outlining the Section 21 process, likely timescales, and available options from the start. Nathan’s document review was particularly helpful, as missing items were identified early, which helped avoid potential delays with the court application.

Communication was consistent throughout the case, with clear explanations of the legal steps involved and smooth handovers between team members when staff were on leave.

Overall, a professional and well-managed service. Recommended for landlords needing help with possession or eviction proceedings.

AST Assistance provided an excellent service

AST Assistance provided an excellent and cost effective service from dealing with the section 21 notice all the way through to obtaining a possession order from the court. A big thank you to my case handler Jack Wharton for his excellent communication skills and attention to detail.

I would strongly recommend engaging AST if you ever need to regain possession of your property.

A Stress Free Experience

This Company and all the staff members I had contact with were absolutely first class. It was my first eviction experience in over 20 years of being a Landlord and the Tenant was particularly awkward. Mark Dawson and his team took the lead immediately I engaged with them and managed the ongoing tenancy whilst dealing with all aspects of the eviction process. They made a stressful situation very easy - in fact I didn't have to do anything - and in due course AST Assistance obtained my eviction notice. Following the return of my property they even offered to pursue my losses from the Tenant. Mark Dawson, Robyn Camm and Jack Wharton dealt with my case and I would (and have) recommended them to others without hesitation. If I found myself in a similar position in the future I would definitely engage the services of AST Assistance again.

Excellent service and support

From my first point of contact with AST I felt confident in the process, as a landlord and going through this process for the first time, I was very anxious. Jack (Wharton) was marvellous, was receptive to my numerous emails, I was well informed throughout and supported, communication was brilliant and the legal support thorough. I can highly recommend.

I used AST to help me evict 2 tenants as I needed to sell 2 flats. They led me through every step of the way and kept me informed of progress. I definitely recommend them .

What a fantastic Company this is

What a great Company this is I was so lucky to have found them and cannot recommend them highly enough.
From my first contact with Mark Dawson who explained everything clearly to me and the stages that we would need to go through he instantly took my stress away because I knew I had found the right Company and they was very experienced in their field which is what I needed and had been searching for.
I was then contacted by my case handler Jack Wharton who worked very closely with me guiding me through all the various stages during this time I dealt with other members of the team who was also very knowledgeable and extremely helpful.
They are very upfront with all the charges and stages
payments have to be made which in my opinion is very good value for what they do for you.
We had a very bad situation to deal with that ended up in court and bailiffs having to attend but they got us the right outcome in a very short time frame of under 5 months and they dealt with everything from start to finish.
This is a very unique and specialist Company thank you all so much.

Excellent service

I can’t praise Mark Dawson and his team highly enough. I had no choice but to evict tenants and AST helped me every step of the way. His team were very helpful, concise and professional. They explained everything to me every step of the way. In my case the whole process took 4 months to the bailiffs stage. A big thank you to Mark Dawson and his team. I would highly recommend them.

Very professional and highly recommend the firm

I instructed AST for assistance in a tenant eviction matter. Nathan and Jack were fantastic making sure I was given the correct advice and provided a step by step programme to follow. The paperwork was dealt with expeditiously in order to prepare for the Court process. Thankfully the matter did not proceed to Court and the tenant left the property. I would not hesitate in instructing AST again and would highly recommend the firm and it's staff.

Highly recommend

Highly recommend, I have used a few time to help with difficult tenants, AST assist really helped to take the stress away and helped achieve a positive outcome. Very professional and pro active company and I will definitely use again.

Difficult Tenant Issue

Having been placed in a difficult position by one of my tenants I contacted AST for advice and assistance. My initial contact was on email with Mark Dawson. His replies to all of my e-mails was both prompt and detailed.
I can only comment on my dealings with AST through Mark and have to say I was very impressed.
Based on my dealings with AST I would have no issues recommending this company and have saved their contact details for any future needs I may have.

I had an absolutely terrible experience…

I had an absolutely terrible experience with AST, specifically with Mark. He made critical errors on my application that resulted in a total loss of rental income for seven months. When I brought these mistakes to his attention, instead of taking responsibility or trying to fix the situation, he resorted to bullying and threatening me. It is unprofessional and has cost me a significant amount of money.
Note to readers: Mark will likely respond to this claiming it is a 'fake review' or that I was never a client to protect his reputation. He may try to make up some nonsense about not knowing who I am, but this is my genuine experience and I have more than enough evidence and documentation to prove I was a client and that these events occurred. Avoid this company if you value your time and money.

AWFUL COMPANY. AVOID AT ALL COST. ARROGANT ATTITUDE

Used the company in order to help deal with an eviction of a tenant . Was given the wrong advice which cost us valuable time and money.
Politely contacted Nathan who we found incredibly arrogant and poor in the areas we needed advice on. Was threatened with legal action if we left a poor review but here it is.
Judging by the other poor comments the company always seem to be the ones in the right reading the replies which says it all ready. Not accountable for their own errors.

We are disappointed that you have chosen to post this review, particularly as it omits key facts that materially affect the situation.

You instructed us for a paid review but ailed to disclose that the property was located in Wales. This information only became apparent during our initial assessment. As soon as this was identified, the matter was correctly referred to a Wales-based solicitor, as Welsh housing law differs from that of England.

The solicitor advised that the eviction was not viable due to procedural errors made prior to our instruction, based on the information and documentation you initially provided. This advice was entirely factual and legally sound.

Subsequently, you supplied documents that had previously been requested but not provided. These documents materially changed the position and meant that the original review could no longer be relied upon. You were advised, correctly, that a new review would be required and subject to an additional fee. It was at this point that your complaint arose.

It is also important to note that AST refunded you monies unspent when it was clear we could no longer work together.

Your dissatisfaction appears to stem from receiving advice you did not wish to hear and from being informed that a further paid review was necessary due to incomplete information being supplied initially, rather than from any failing on our part. We acted promptly, professionally, and in your best interests throughout. We categorically reject any allegation of arrogance or poor conduct.

With regard to your claim of being “threatened” with legal action: no improper threats were made. However, we will not hesitate to take appropriate action where false or defamatory statements are published about our business.

We stand fully by the advice given and the manner in which this matter was handled. While we welcome fair and factual feedback, this review does not accurately reflect the service provided or the circumstances of the case.

I used AST Assistance for a tricky…

I used AST Assistance for a tricky eviction and found them to be very professional. Jack was my case worker and he gave sound, knowledgeable advice. Luckily the eviction didn't end up being as drawn out as some evictions are, but he was careful to cover all angles.
I was very glad o used them but I will make a few points:
I had to pay for a solicitor review of the case initially, which was around £500. I found this a little superficial and on my eyes unnecessary. However, maybe it was necessary for AST..
My second point was that the level of service I received declined a lot while Jack was on Paternity Leave which wasvery frustrating at the time. But once Jack was back things were able to move forward again.
Overall I would recommend them and I would use them again. Their costs were reasonable and we did end up with a successful eviction .
