I live at eaves Peabody run by AvalonBay communities, Inc. I just moved in on the 1st of March, and have nothing but great things to say about the property. First off, the property in which I live on; I’m in an apartment, not the townhomes, is always kept clean. Secondly, the staff of the administration are great! They listen and care, and respond quickly to my queries! Also, maintainance is on point for a couple of issues I had that needed attention. They were so small that I cannot for the life of me, remember why I needed their services!! My apartment is beautiful! It’s the perfect size for me and my cat; a one bedroom, and it has a dishwasher! I hate doing dishes. The apartment was sparkling clean when I moved in! My 2.5 year old adult cat acts like a cute little kitten since being here! She loves the open window space and how the light just shines in during the day! She also has a lot of space for when she gets her zoomies at 1am at night!! I’m happy they have an in-ground, outdoor pool! I bought several swimsuits before I moved here. I’m also excited I’m living in the same city as my daughter, whereas before, Iwas 45 minutes away! The second day I was here, I went off property for a smoke; AvalonBay’s eaves Peabody is a no smoking property, and 2-3 drivers/passengers waived hello to me! I felt good about that! And to end this review, I’d like to send a special shout out to Christine & Miles in the administration office. You guys rock! And to John, one of the maintenance guys! Thanks for always showing up! f I could give this place 0 stars I would. It has been nothing short of a nightmare living at Avalon Marlborough. Since 3-4 months into my lease, I have suffered continued harassment orchestrated by my neighbors and the incompetent property manager Elizabeth Murak.
It is a known and documented tactic that as soon as a Black person moves into the neighborhood and a neighbor starts complaining of odor, it's racially motivated.
They came to my home and have even looked through my trash, CONFIRMED there was nothing coming from my unit — in person and in writing. They have done an "inspection" over 3 times AND STILL continue to harass me. When the tactic of saying it smells like trash didn't work, they then moved on to say the smell must be coming from my dogs. They completely LIED and MADE UP that my dogs relieve themselves inside my home and that there are pee pads everywhere... AGAIN, WHAT!??
How is it possible a neighbor is allowed to fabricate and lie to this extent and when confronted, the office does nothing about it? In fact, they are fueling her racially motivated claims. I have video footage of the day the office came to my home, in which you can clearly see the home is clean, no pee pads, and my dogs' area is spotless. I have no idea of the communications between the neighbor and the office or who exactly is saying what. But I guess we'll find out in court.
They come to my home whenever they want and disrupt my day. I have a job, I work from home, I don't have time for this. I know for a fact they have not harassed the neighbors to the same extent they have harassed me. When I asked why, they said "because we know from the side where the smell is coming from." WHAT DOES THAT EVEN MEAN??? Clearly a bunch of geniuses are on the situation. To paint the picture, what separates my unit and the neighbors is the garage, and probably the kitchen has a shared wall. My dogs' room is in front of the house. Do you know how strong of an odor would need to be present to go through my dogs' room, through the garage, to their unit??? Nobody is using their brain when making conclusions, because that is absolutely the most ludicrous thing. Anyone walking by would then be making a complaint. You would be able to smell an odor from the outside of my home if a smell is SO STRONG that it's seeping through rooms and a concrete garage.
I have VERY severe asthma. I am extremely sensitive to odors, dust, mold, etc. Besides the fact that I'm personally an organization and neat freak, I keep my home in immaculate condition. My home is professionally cleaned at a minimum 1-2 times a month, and I additionally regularly schedule bulk pickup to remove larger junk or trash (anything I can't donate to charity). I've been getting rid of old furniture and old items since moving in. I usually put anything into those large black contractor bags because it's easier. I've also ordered new items, so I have a lot of cardboard and packaging. Apparently, I'm not allowed to do that. They sent me a letter stating "There was large amounts of trash seen being taken away from your home in October." Thanks for confirming I'm under surveillance and you're watching me. But also, why am I not allowed to clean my home and make room for new things?? And how is it that you came to the conclusion that "odorous trash" was picked up from my home?
Additionally, particularly where I live, it smells of marijuana, cigarettes, and the smaller dog park always has poop and the fake grass smells of urine. It's completely unsanitary. The people in this neighborhood who own smaller dogs do not pick up after their dogs.
So let's be VERY serious — there isn't an odor coming from my home. It's pure laziness and gross negligence on behalf of Elizabeth Murak and Avalon Marlborough. I'm not your scapegoat, and I'm not going to continually be harassed out of my home.
These people are absolutely insane. I've had to leave my own home for extended amounts of time just so that I can try to relax. My hair is falling out due to the excessive stress they have brought upon my life from their lies and harassment.
I've been living in housing communities for over a decade and have never experienced this level of discrimination or harassment. I've had to engage my counsel and the proper authorities to deal with this matter. It's an absolute waste of time and money. I regret nothing more than the day I moved into this property. If you are Black, you are not welcome in this neighborhood. Stay far away.
The 2 guys from maintenance have always been kind when I interact with them. They are always quick to respond and very helpful. So I guess they can be excluded from this.

Nightmare, Unsafe, Worst experience ever
This building is a nightmare. Ongoing leaks and recurring mold, maintenance entering my unit without notice EVERY TIME (including at 11:30pm at night), and constant smoking and drug odors in the hallways. I repeatedly witnessed open drug use and behavior that appeared to be criminal, including strangers roaming the halls, aggressive behavior, and people knocking on doors clearly looking for drugs. It felt unsafe daily.
Management is nonexistent. Emails are ignored, complaints go nowhere, and building rules are never enforced. Problems are “patched” and immediately come back. For a property that markets itself as premium, the reality is neglect, chaos, and zero accountability.
I would never recommend living here. Save your health, your privacy, and your safety.

This is the absolute worst complex I have ever lived in. I’ve been a resident in Montgomery county for over 40 years. I have never had an apartment like this. This place was covered in Mold. It has affected 3 1/2 years of my life-saving cancer care they lied to the Better Business Bureau. They lied to my insurance company they Refused to accept and acknowledge My Doctor’s letters they’ve allowed their maintenance or themselves to break in and out of my apartment, I had to move out and lock that door July 3 and leave every single thing I own behind due to my doctors orders and I have been in the fight of my life with stage four cancer. A body covered in Mold disabled fighting with this apartment complex to do the right thing Stay away from Avalon Bay do not go near these people. They forge their ledgers and these people. them into the government. This is the biggest shit show I’ve ever seen.

DON'T FALL FOR IT! I will preface by saying that the maintenance crew are all hard working good guys. That is where the compliments end. After moving in we thought that this nice, clean community would be a welcome upgrade....nope. This place sucks. It is the highest tier rent in the city with the very low quality of life. Not one thing justifies the astronomical cost of living here. We live in a lower level apartment (in more ways than one). The amount of noise from upstairs is unbearable. The construction quality is criminal. Every cabinet door is crooked and squeaks. Toilet paper holders and towel racks are falling off. Every single window leaks to the point where money is being wasted on heat. The vents for heat and ac barely work. They close the dog parks for several days with zero warning or explanation. Trash is often overflowed. If you don't have a garage, the parking is atrocious. Almost none of the rules are enforced. Every email response from them is a generic AI email. THIS COMPANY COULD GIVE A FLYING F ABOUT ANYTHING AFTER YOU'RE IN. BTW, 2 bedrooms are 4,000 and a tiny one bedroom goes for 3,000. If you come across this scam of a community in your apartment search, keep it moving or you'll regret it!
My apartment unit had excessive mold…
My apartment unit had excessive mold (that I knew of because I visibly saw it) in my unit for 5 days, and the mold has damaged my personal belongings including furniture (yes it was even in the wall and cabinets).
The complex refuses to give me temporary housing outside of this apartment and refuses reimburse me for any of my belongings/furniture damaged by the mold.
I haven’t lived in the apartment since September 4th, 2025. So for almost whole week I’ve been without a home WITH NO USE of my belongings!
They only want to refund me rent, my security deposit minus utilities (the nerve), and give me an $250 credit to replace my furniture/ personal items with mold spores on them!!
Then community manager proceeded tell me Monday September 8th I have until the 12th to move out. Although the mold happened because my bathroom fan wasn’t working people and they had to fix that!!
I just moved into this apartment May 4th,2025 and I believe mold has always been growing / there but now it’s excessive and dangerous. So they KNOWINGLY let me live there knowing there was mold! I have to go to the doctor because of symptoms I’m experiencing.
Fast forward, September 9th they updated my date to move to the 15th per my request! They can’t give me a short amount of time to move out like that anyway due to the circumstances! They’re literally trying to bully me to do what they want to cover their damaged building! Yes I believe it’s the whole building and not just my unit! But I may be the first one where it got out of control where they have to acknowledge it!
There’s needs to be news coverage on this as they don’t want to get an inspection they just want to treat the mold and paint over it! & the fees no telling how many other units around my unit has been affected by this!
I have contacted BBB and other channels as well.

I’d say zero if I could I have stage 4 cancer n have been sick 4 years ,, only to find out the mold ive been complaining about had interrupted my life saving cancer care mold in port , lungs, nervous system,, stay away from AvalonBay bay ,,my doctor wrote them ,I have numerous photos and emails,, I stayed in my car for 5 days with my animals until my check came because my Allstate had to deny my claim due to numerous perils ,, the county passed them as the three idiots responding thought this was an episode of mean girls ,, last night I wrote them a delightful email ,, to stop the shit n get the real Laywers involved,, putting an at risk cancer patient w a new rash from this years mold ,, on the streets ,, never offered any help ive lost 4 years of my life ,,

Avalon Bay has the worst system for maintenance and administration issues. This is a national issue I believe. You send a request via the app - some person sees it and presses the "it was resolved" button. Never mind it wasn't - so that is a lie -- but it seems to mean they read it!!! I understand that there is pressure on employees to have maybe a "did it" check mark by their names-- but it does not serve residents who pay good money to live here. Corporate needs to figure out (how hard can it be!!!) to make it a policy to not say it was resolved until it actually is... Say what was done -!!!!! Do not have emplotees press the button it was resolved when it was not! This has been going on since Avalon took over. I finally have had enough. It was an easy fix. Avalon - FIX IT!!
Caution ⛔️ the application process needs revamping
First off the application process made no sense. I was denied without a valid reason and I was not given a chance to correct or update any information the system requested. When calling the system did not show my application and when calling I received nothing but rudeness from the staff. They pretty much taking application fee without allow people to provided them with the information they requested. Their customer service is far below average. They need to revamp their whole customer service experience and system because it is not working. I would not have applied if I know they would’ve just taken my money. Who does that? I was given the run around every time I did call to speak about the matter. All was said was denied because of our system could verify your identity. So to whoever deciding to apply please be cautious. Note every one you talk to and note every interaction you have with them because they are not professional at all. Good luck to you and I hope no one experience what I experience when dealing with these people. Update: Going to management doesn’t help at all. Now I was told I was denied for credit when I got approved the very next day at the beautiful apartment down the street. Make it make sense. Carol (manager)wasn’t helpful nor caring of the situation. All that was given was excuses. I really hope they revamp their customer service department because tending to their customers is one of many things they lack. I must say Juan was helpful but he could only do so much. I had to explain myself several times which was frustrating. Good luck to whoever decides to take a risk on losing their money on a process that needs to be updated to help customers get approved. Also note that when writing reviews these companies remove negative comments to improve their scores. I wrote a review on apartments.com and it was removed immediately with not response to me.

Unresponsive. Bad management.
My community unfortunately was recently bought out by this company. And instantly things went down hill.
First we returned back to a problem the previous management had which was being unresponsive until i forced them to respond.
But slowly they worked all this out. I got direct access to the management team and the rest was great. Now no one responds.
Secondly, they thrusted a new trash company that doesn't operate daily like the other company did.
They opened the trash chute room but this helped nothing as residents just started piling trash in that room.
Even if they retained some staff from the previous team even they went silent.
But i already have everything in order. If start to give me crap i will just keep piling on BBB complaints against them.
The one thing about me is that im not scared to be vocal and fight.
Avoid
This company is nothing but a scam. They only care about getting you to sign a lease. Once you do, GOOD LUCK getting a hold of someone. Call the leasing office, it will route you to corporate. They say there’s a 30 day grace period. This is a bold face lie. You have 30 days to give your 30 days notice. So they lock you in for 60 days. Then they tried to charge me $11,000 and wouldn’t budge until I started leaving reviews. Magically they said it was an error, but I’ve read online this has happened to so many other people. I reported them to the FTC and the BBB

My experience with AvalonBay Communities has been nothing short of frustrating and disappointing. Upon moving out of my apartment at Eaves Rancho Penasquitos, I received an outrageous charge of $1,052.18 for "damages" that I firmly believe were unfounded. I left the apartment in pristine condition, even hiring a professional carpet cleaning service to ensure everything was perfect. I documented the entire move-out process with photos and videos, all of which clearly show that the unit was left spotless.
When I contacted Avalon’s customer service for clarity and requested proof of the damages, I was given an unusable link in a letter, which required login credentials and provided no actual evidence. I was further told I’d have to wait up to 10 business days to receive the photos by email—a delay that feels unreasonable and unprofessional.
After disputing the charge, I received a call from a representative threatening to send my account to collections, jeopardizing my credit score unless I paid immediately. Feeling cornered, I paid the amount, but I am appalled by the predatory tactics used to enforce these unjust charges.
Renters, beware: this company appears to nickel-and-dime tenants upon move-out, imposing steep charges without valid justification or transparency. I would never rent with AvalonBay Communities again and strongly caution others to think twice before signing a lease with them.
We have been living at the Avalon for 1.5 years
We have been living at the Avalon for the last 1.5 years and it has been the worst experience we have so far in any building we have lived so far.
First, there is nothing luxurious about this building that markets itself as a “luxury” building. All the appliances in the unit are very very old, rusty, and of extremely poor quality unlike pictures shown on their website. They break down often and they get replaced by even older and cheaper models - but only after many follow ups with the building management.
Second, the building's elevator breaks down often and for long periods. The building had only 2-3 operational elevators (out of the the 5) almost all of last summer. Residents had to que up for 15-20 mins during rush hours to get into an elevator. We heard from the other residents as well as building staff that this is an ongoing issue with the elevator and building management doesn’t care.
Third, we have been dealing with incompetency of the building management in providing us a functional dishwasher for 5 months now. We started seeing particles on the dishes and reported it to the building around Jan’24 when we also started noticing brown color water in the tap. However, instead of investigating the real issue and fixing it, we received a condescending emails and behavior from building managers. In one incidence, one of the general manager who came to our unit showed hostile behavior and kept arguing with us to such a point that we had to ask her multiple times to leave our apartment.
Additionally, ACs do not seem to work to the point that the temperature reaches 80+ degrees in the common areas and the building management doesn't respond when you email them.
Beware of daily price increases
I saw one of their properties on Saturday and Ive been seeing other apartments to find the best option for me. This Ava community had all the options that I wanted. The community consultant was great. The apartment was beautiful. The tour was easy and self guided. I decided yesterday I wanted to rent at this property. I took a screenshot of the prices yesterday because it seemed to me the price had already changed since Saturday. When I checked today. It went up $40 overnight even though the apartment is not even available until later in August. I can understand if they were increasing prices on apartments that are empty and available now, but apartments that are not even available yet increasing daily? When I reached out to the community consultant, he said the daily price increase is based on the market. Im not sure what market Avalon is basing this on because most other buildings decrease the prices on apartments that are not renting. It seems counterintuitive. It makes me think they are also this ruthless with price increases after your lease period is over, which is why they have so many open apartments available.
