Impressive experience

I saw Faisal who was most knowledgeable, pleasant and welcoming.
The location is good and the apartments most impressive. Well set out and more storage than I’ve seen recently.

A deeply disappointing experience from start to finish — Avant Homes, Merlins Point, Lincoln

Pre-sale promises vs reality

Avant Homes' sales team were eager and persuasive during the buying process, offering incentives including flooring and a 5% mortgage contribution. However, when it came to signing off on extras, hidden charges for the flooring were introduced — seemingly in contradiction to what had been agreed. The process of confirming extras was chaotic, requiring five or six rounds of corrections due to errors on their lists.

Misleading information about the surrounding area
Before purchasing, we specifically asked whether the open field directly opposite our plot could ever be built on. We were told categorically that it could not, as it housed the drainage infrastructure for several local developments. Within six months of moving in, planning permission was granted by a separate developer for over 100 new homes on that same land. We are now surrounded by an active construction site — a circumstance that directly contradicts what we were told at the point of sale.

Completion day failures

Our site demonstration was cancelled the day before completion, meaning the first time we saw the inside of our home was on moving-in day. On arrival, it was clear the property was not finished. Extras we had paid for were not in place: the electric garage door was absent, under-cabinet lighting had not been installed, towel warmers were chrome rather than the white specified, a single kitchen cabinet was the wrong colour to the rest of the kitchen, and the front dormer above the front door was missing entirely. There was no driveway and no turf — just bare, unfinished ground. A tradesperson was still siliconing around the toilet as we were doing our move in walk around with a member of the Avant team. The property looked like it required at minimum another two months of work before it should have been handed over to us.

Persistent drainage and sewage issues

From the day we moved in, bathrooms and toilets emitted intermittent sewage smell due to drainage problems. We have since been informed — nearly two years on — that the entire drainage system across the development was installed incorrectly and requires complete replacement. This is a fundamental infrastructure failure, not a minor snagging issue.

No surfaced roads after nearly three years
Some residents have now lived on Merlins Point for over three years without surfaced roads. The damage this has caused to vehicles over that period has been significant and costly. When we have sought answers, timelines have repeatedly shifted. We were told surfacing would begin in March or April; we have since been informed that a 12-week period of ironworks raising must first be completed following the drainage remediation, pushing surfacing to July or August at the earliest. Residents continue to wait with no firm commitment.

Summary

Avant Homes demonstrated a consistent pattern of overpromising, underdelivering, and disengaging once the sale was complete. A significant proportion of buyers on this development were first-time buyers, for whom this experience has been particularly damaging. The issues we have encountered — from the misrepresentation of the surrounding land, to an incomplete property at handover, to years without finished roads — are not isolated incidents. They reflect a broader failure of quality control and aftercare. I would strongly urge anyone considering an Avant Homes property to research this development thoroughly before proceeding.

Waste of money

Waste of money. Do not buy!

I brought my first home from avant the sales process was very quick, I was sold a three bed semi detached house back in December 2025. Whilst at the sales office I was offered to see there show home which was a four bed detached house (so nothing like I was purchasing). As the previous person backed out of the purchase of my house I was not allowed to pick any of the finishings to my house even though it wasn’t even built yet, anything I was allowed to choose was dwindled down selection in compared to what they had to offer.

Upon “completion” I walked in the day before the sale went through, which was the only day I was offered to come and see the house, I walked into what looked like an episode of DIY SOS. I saw tradesmen rushing to finish the incomplete property, kitchen cupboard doors missing, holes and patches in the walls etc. I was told all of this wouldn’t be completed till the new year. I voiced my concerns and told them I did not want the property at which point I was told there’s nothing I can do you’ve signed all the legal documents. As I was quite stressed they finished the kitchen by taking the doors of another property and offered to turf my garden free of charge. This made me feel abit better.

6 months later the turf has not been laid and I was told today it’s not in your paperwork for turf. So they have not kept their word as it wasn’t in writing.

On top of all of this the carpentry in this house is shocking, the house is fitted with fire doors that of which not one is compliant with modern day standards or regulations, the gaps around the door leafs are either to tight or too excessive as well as doors not sat plumb in the frames.

Moreover, the banister leading up to the top floor was not connected to the newel post at the top leaving it loose in the mortise with zero fixings. This is a major health and safety issue. I’m not sure who has signed off on this house but they should seriously reconsider a new line of work as this house isn’t just “rough” it is dangerous.

Save your Money, Time & Sanity

Extremely disappointed with our experience with Avant Homes.

This is not a criticism of the aftersales team, who have genuinely tried to help. Our complaint is about the poor build quality and contractor workmanship throughout the property.

Since moving in, we have logged well over 50 snags, many of which have repeatedly returned after attempted repairs. Issues have included:
- A master bedroom floor feeling unsafe, followed by a poor repair leaving screw heads protruding through the carpet;
- Ongoing bath and tiling failures causing water leak risks and leaving us unable to properly use the shower;
- Hot water constantly fluctuating between hot and cold;
- Extremely poor water pressure throughout the house;
- Poor plaster finishes taking months to resolve;
- Missed paintwork and poor finishing standards;
- Mould growing around windows;
- Bathroom leaks into the kitchen;
- Incorrectly wired switches;
- Failed window and door gaskets.

For a property valued at approximately £275,000, this level of quality is wholly unacceptable. Instead of enjoying our new-build home, we have faced constant defects, repeat visits and temporary fixes.

We sincerely hope Avant Homes improves its quality control and contractor standards moving forward.

Inevitability all we will get from writing this review is the same copy and paste reply everyone else has received.

Very very helpful

Very very helpful, young sales agent Poppy, all the information we needed , hopefully when myself & my wife get our house sorted and on market, we may be able to proceed.
Ps the standard of build quality of the homes was top marks .

Be very mindful to read small print

We first bought for avant and at first service was great, afterwards it dwindled, we had a flood in the house which was caused by the outside tap freezing over and not being isolated after a discussion with avant they said it was our fault and we will have to go through with insurance, we went through with insurance and they were great, but avant were of no help at all, we tried to contact them multiple times to find out about the kitchen supplier etc and no help was given , very poorly handled from avant, we are a year on and our window is still not fixed and is very drafty ignored once again, beyond disappointed, I say this with the upmost seriousness, try your best to stay away from buying a home with avant the aftercare is abysmal, multiple snags take 3+ times to solve very disappointed as soon as we can sell we will and buy another home from another developer

Poor after sales service - Radford Meadows

If you buy an Avant property don’t expect too much in terms of customer service after you complete. They are poor at responding to any requests to put right snagging or issues that you find, taking months to actually rectify anything where they actually accept liability to do so.

I reported a sinking manhole cover on our shared drive on 15/08/2025. This was after numerous Avant vehicles had used the drive to undertake repairs on the roofs of the 4 houses that share the drive (e.g. scaffolding trucks, cherry pickers, roofing trucks, etc) as well as there dumper trucks, lifters, etc. using it as a turning circle whilst building the last house opposite. I also provided photographic evidence of their vehicles using the drive, and their operatives laying down protective boarding on the drive of the new house when the same vehicles were using it. After months of chasing and two many emails and phone calls to count we finally received an email in April 2026 to indicate that after inspection “ Manholes aren’t set flush with the tarmac, and if it had sunk there would be noticeable cracking or disintegration of tarmac around the lid.” so no remedial work would be undertaken, this is despite there being noticeable cracking of the tarmac around the lid in question.

Althamer View, Blindwells

We've recently moved in to Althamer View, Blindwells and we've been impressed with the whole process from start to finish. The service from Steven, from the initial enquiry to getting the keys has been exceptional - friendly and professional throughout.

The quality of the finished house has also been very high - a few little snags but nothing major. The initial inspection visit from Willy and Holly identified all of these and again, very professional throughout.

Overall, highly satisfied with Avant. The team have made our house move as stress-free as possible. Highly recommended!

Earls Park

The original snagging issue at Earls Park was first raised with Avant Homes in September 2024 and is still unresolved.

Avant Homes have acknowledged the defect and have sent multiple contractors to inspect and cost the required remedial works. Despite confirming the issue exists and obtaining pricing, no reasonable remedial action has been agreed or completed.

Following continued lack of progress, I raised a formal complaint in January 2026 in line with Avant Homes’ complaints handling process.

After this, a proposal for the required works was put forward by the contractor they had instructed. However, once the costs were returned, I was informed that sign-off could not be obtained, and the works were not approved to proceed.

Customer service has since ceased meaningful communication, including not providing a formal final response within the 8-week timeframe set out in their complaints procedure.

The overall level of aftercare, communication and accountability throughout this process has fallen significantly below what would reasonably be expected from a developer of this size that promotes itself as a five-star housebuilder. I would advise prospective buyers to consider this carefully before purchasing at Earls Park.

Louise and her team were so friendly…

Louise and her team were so friendly and accommodating but professional. Nothing was too much trouble. They genuinely care about what they are doing.
Although we decided in the end not to purchase a house from Avant, we were very impressed and seriously considered doing so. We decided to go for an older property in end.

We have been SO impressed with the team…

We have been SO impressed with the team at both Earls Park and Seely Fields. Tashana was attentive, friendly and patient when we first made enquiries. Sadly the available plots at Earls Park weren't quite right for us. We then met Ruby at Seely Fields and she has helped us find the perfect home and plot. Both Ruby and Tashana have spent a considerable amount of time with us over the last few weeks. We have never felt any pressure nor have we felt rushed just informed and supported in making the right decision for us. Thank you so much both of you and Ruby you have been simply fantastic. We highly recommend!

Excellent customer support experience

Laura at Avant, Smithy Wood Gate has been really helpful throughout the process of reserving a house. She’s been friendly, professional and always happy to answer any questions clearly and quickly.

She’s made the whole experience feel much smoother and less stressful, I have been kept up to date and her communication throughout has been excellent. This process can be super overwhelming and have felt supported and informed every step of the way.

Blindwells

We recently moved into our new house at Blindwells and the Avant customer care team has been amazing! The team have been so nice and helpful whenever we’ve needed someone out to fix things or just answer our questions. Our customer service person Holly has been exceptional, very speedy replies and organising people to get our work done. The Avant team members Andy Jones and Paul Weatherston have been amazing, very friendly and professional. They have done all repairs to a high standard.

Shelby - customer services Yorkshire

We are currently selling our home and moving onto a new chapter, and through the stress and pressures of dealing with solicitors, Shelby has gone above and beyond for us. Chasing legal teams & tech teams to get our enquiries answered as quick as possible.

She is so understanding to the stress and also the need to get these problems sorted so we can exchange on our new homes
She replies so quick and nothing is too much trouble no matter how many times we ask her.

Darach Fields

Extremely disappointed by how Avant Homes has treated us and our neighbours in Darach Fields. After discussing with neighbours it has become clear that the issues I have experienced with poor building quality, poor communication from customer service & Alex, Andy (site managers) was not unique. We have sent repeated emails and tried numerous methods to escalate only to go around in circles. I believe this is their tactic so they can move on to other homes as quickly as possible without sorting issues they have caused. Please don’t respond with the generic “we are sorry… please contact us” because like my neighbours we have tried this. Avant do not care. Do not buy. Other positive reviews are largely from those who have just received their keys and are yet to truly gain an experience of their poor customer service.
