I’m a week away from moving into my new home after a relatively speedy 3 month house purchase and Christian, along with Jane, who covered during his annual leave, have been absolutely excellent throughout the whole process. Everything has been smooth, friendly and completely hassle free. They whole process has been fast, clear and really supportive. I’d highly recommend them to anyone looking for a solicitor who really makes things easy.

From our offer being accepted we completed within 8 weeks, 5 weeks from Dominique Farauana, our solicitor, receiving the draft contract. We moved back in August after having a house sale fall through in February. Harry Haddock dealt with us and it was a stressful period apart from one hiccup with our land registry we had no issues and I badgered him daily, poor guy. We managed to complete with a chain of seven in nine weeks.

Property lawyer decided that once I had completed to completely ghost me, despite me reaching out to let them know that they'd missed some important details on the paperwork. It's been over a year since completing and these issues still haven't been resolved and I haven't got any emails back. Very disappointed and wouldn't recommend!

Dreadful experience - no chain leasehold sale!

Was recommended these solicitors by my estate agent Connells. I found a cheaper solicitor prior to the point of instruction, however after being told that my buyer was planning to use Conveyancing Direct also as their solicitor I thought the process would be less stress and more seamless as the engagement across solicitors and estate agents would be much easier. Anyway I did see all the bad reviews on here, but decided it was worth paying the extra as both sides would be using the same firm so put the reviews to one side. Procceded to instruct them on the 28 January 2025.

Early stages of the process enquiries are being raised first round comes in and I respond same day. Next round of enquiries contains duplicate enquiries that I had already addressed previously (these were not follow up enquiries they were indeed exactly the same as what I had responded to previously 4-6 weeks prior!).

We get to the point in June where supposedly the majority of enquiries had been addressed and my solicitor was waiting to hear back from the buyers solicitor (also Conveyancing Direct) as he supposedly believed we should be able to exchange soon towards the end of July. Radio silence was recieved from the buyers solicitor for 3 weeks at which point I recieve an email telling me that there are further enquiries and a building safety act certificate would need to be obtained. For context the building safety act came into legislation in February 2022 and is key documentation in the sale of a leasehold flat that requires one. From being supposedly close to and exchange and not having this important piece of documentation baffled me and raised questions around both sets of solicitors competence. Anyway this proceeded to drag the process out further to the end of August from the end of July.

Early september comes along and I proceed to be told that they are trying to figure out who the freeholder actually is because the land registry isnt showing what the managing agent had stated was the freeholder. For context the managing agent provided an LPE1 form in February (7 months earlier) which stated who the freeholder was. Presumably between February which was the early stages of the proces and September my solicitor and the buyers solicitor would have had access to land registry documents in that time which really should have flagged this as an issue, I find it hard to believe that they wouldn't have access to anythin relating to land registry through that period of the process.

I then get a call around mid September from the estate agent asking if I can complete by the end of September to which I say yes I've been ready for the last 9 months to complete. Turns out the buyers mortgage offer was expiring and that was the only thing that made them move towards completion at the very end of September a day before the mortgage offer was due to expire.

Completion takes place and I recieve my completion statement... whatever you think your fee will be in your quote I suggest you mark it up by around 20% in terms of what you will actually pay, total lack of trasnparency in their pricing. I knew I was going to pay an extra fee for the sale being a leasehold and the fact I had a Help to Buy loan attached to the property that needed to be dealt with. Be prepared to pay a 'building safety act' fee which came to around £600 as part of your leasehold sale (if your building height is 18m or higher) which I was not informed of prior to or throughout the process.

After going through my completion statement the numbers seemed odd when looking through the payments in vs payments out and comparing to what I had recieved in my account. I had agreed to pay the outstanding service charge amount using my sales proceeds and was told this would be apportioned and paid back to me I was told. The completion statement didn't account for any apportionment as 'payments in' however the balance recieved in my account vs what was stated as due to me on the completion statement was actually higher. Nevertheless something still wasn't adding up despite the figure being higher. I proceeded to calculate the service charge apportionment myself (becuase this wasnt done by the solicitors) went through the 29 line items in my invoice and calculated what appeared to be around a £300 shortfall in what I should have recieved. Raised this post completion, no reponse, raised a few weeks later, still no response. Finally after chasing I was told 'I've checked the file and there appears to be £299.60 left on the account this will be sent to you via BACS' - a departing gift showcasing Conveyancing Direct's incompetence again!

Anyway the process is over now finally - for the sake of your sanity and bank account run in the opposite direction if anyone recommends Conveyancing Direct to you!

So slow we lost our buyer. After over 180 days of waiting for CDPLL to process the sale of our chain free home our buyer finally pulled out and I don't blame them. CDPLL do nothing, you have to chase them by phone because they do not answer emails. They do not have a computer system to manage the process. Their online portal does not work and/or is never updated. We are considering suing them.

Huge thanks to Dominique Farauanu for all of you help in making our sale go so smoothly. We would highly recommend this company.

I'm sad to see the negative reviews here.. this wasn't my experience at all..
This company is very efficient and I wouldn't hesitate to recommend. I have just used them to sell my house. Almost always available to talk to and they answer all emails. Even though they're not local they handled everything as if they lived around the corner. Dominique was helpful, polite and knowledgeable.
This is not my first rodeo. There's a lot of things can hold up a sale, and it's so easy to blame the person at the end of the phone.
My buyers solicitors WERE local. They had no local knowledge though and held up the sale over and over again.
I hope I've added some balance to these reviews. Sadly, people are quick to complain and less quick to compliment.

On May 12th I signed with (Conveyancing Direct ) and they took over the entire process for first buyers purchase ! On October 1st, the completion took place, was told me the process takes from 4 to 6 months long as everything is legal with that property ! 4 months and couple weeks keep the process for my purchase was on time like told me, all this time the solicitors was very professional, friendly, Their priority was not only completion but also keeping us calm and no transfer any stress to us ! My solicitor was [Gemma Daintree ] brilliant person very friendly and knowledgeable on her job thank you Gemma and team !

Bryony and Jamie handled my remortgage really smoothly despite an initial concern I had regarding a confusion on the type of remortgage between LTB/BTL. Regardless, all queries I had about the process were promptly addressed and completion happened within the expected timelines.
