James and Lester Property Management Avis 

While what seemed like positive progress was made initially, after a couple of days - spent on refit of kitchen and bathroom the workmen failed to turn up, they were uncontactable throughout the day and often required me to chase via Wes- who appeared to lack any knowledge or supervision of their whereabouts and stated "that's builders for you, that's just what they are like and made jokes about not being able to get the staff. It required constant supervision and insistence for builders to turn up and part way through the job the responsible person dissapeared and Wes had to find an alternative builder, I was offered no apology for delays or failures to complete work. Wes attempted to do some of the work himself but lacked the appropriate level of skill to do this correctly and I had to ask his sub contractor to re do it, due to poor quality finish, he heavily sanded an n built cupboard wearing away the natural finish and leaving a very rough surface to paint. While being very clear he was in charge and this was his company when things went wrong he was quick to blame the people working for him and deny any responsibility. There were issues with bathroom floor refit the builders he used did not appropriately cover the new flooring after if was laid and so it became covered in grout dust which left stains all over the matte marble surface, effectively rendering the flooring, unuseable, Wes initiallt tried to persuade me this was natural staining or already in the tile. I called the tile company and they assured me this was cement dust, he then under persuasion promised to clean the tiles and take the money off the final bill for cleaning costs. He never reimbursed me and the tiles could not be saved. I constantly had to message him and ask for readress, which he assured me would happen and he offered to replace them free of charge- labour only so I was out of pocket for around £300 as his builders had ruined the floor. I then had to purchase whole new flooring and a new date was arranged for a refit, this was cancelled without notice 3x. Wes then claimed to have no responsibility for putting it right and suggested that all responsibility was with his new contractor and I should take action against him. Throughout the job he lacked responsibility and professionalism, always attempted to shift blame to another party and offering false assurances that eventually led to me having to take formal action. In addition to the ruined flooring, his contractor had very poorly fitted shower panels, one of them was so poorly fixed to the wall within three months all the sealant had come away , they also cut a hole too large in the panel for the shower fitting which had to be very poorly fixed using sealant which looks very ugly and isnt fit for purpose, they were also pencil marks left all over the panels and the shower was fixed at an abnormal height- nearly to the ceiling so you cannot use it properly.

*! DO NOT USE THIS SUPPLIER !* We worked with the Director and her team between May to mid July 2025 with our garden renovation. Her and her colleague came round 3 times before starting the work. They said they were comfortable with our requests, and that they could get this job completed in 2-3 weeks.

Seven weeks into the job, and countless accidents and excuses later, we asked them to stop work, collect their tools, and leave. This is due to the fact they were clearly incapable of completing the project.

That same evening, after getting a professional opinion from a reputable /recommended building company, it seems that the 'workers' had not properly created cement, meaning that all of the work had basically dried as sand. This meant that within just a few weeks of any bad weather, our wall would have completely collapsed, which is obviously both dangerous, and shows a complete lack of competence/capability to complete the job discussed.

There were many other issues throughout the process. The second lot of builders we got round to assess the condition of the garden were able to lift patio slabs up with one hand (and also with their feet, once again showing how poorly put together everything was). The turf was not only poorly cut, but had also been laid incorrectly. The steps they had made were both wonky, and unsafe. They had put up dangerously loose balustrade material, which was not secured properly. This would likely have led to an accident if any proper weight was put on the balustrade railings, that is if the wall they had put up had not collapsed already. They spilt paint on our neighbours' car and driveway, and also broke our hose pipe.

We have had to have all of the above fixed by another building company, and have had to pay a lot of money for a complete do-over.

The Director also promised the removal of all tools and rubbish, however this never got removed even after several chasing emails/ texts. This sums up how poor the communication was throughout the process (the Director acknowledged this in person). We also had a few days where the workers didn't even turn up, and we received no communication (once again) that they would not be on site that day. We received countless apologies, yet nothing changed despite our patient approach. She clearly had no control over her workers, and admitted on multiple occasions that they were not even responding to her.

The only response we have had from her about getting our money back suggested that we take her sub contractors to court (not that we sent any money directly to them), and she said that she would also be taking the sub contracted company to court regarding the poor quality of the work. It is her responsibility to properly vet her workers, so this is a complete non-starter.

As mentioned, the Director has stopped responding to our emails about sorting a refund, therefore we are taking her/ James and Lester Property Management LTD to court to get our money back. 

Recemented our garage roof which was crumbling. Fast to respond and get the work completed.

We just had James and lester in to do a complete refurb of our living room, hallway , stairs and landing . We are over the moon with the outcome. From start to finish the guys were very professional in all aspects of their work . We would definitely recommend these guys .

James and Lester rescued us when we had been let down by another builder. They were absolutely brilliant. We needed help within 24 hours and they came so quickly. They had to build a wall, do some plastering and make a loft hatch. All the work was of excellent quality. We are so grateful that they came and saved the day!

James and Lester came and gave us a quote for a bathroom. Their quote was the most competitive that we got and they were really helpful with suggestions and listening to what we wanted. They also managed to fit us in much sooner that other companies. Wez and John were a great team and completed the bathroom on time and to a great standard. From start to finish, I couldn't fault them. A friendly, skilled team and I intend to use them for future work!

Came to work on a Monday morning to see we had a leak over the weekend which caused ceiling damage. Thankfully someone recommended James and Lester Property and they came that morning to look at the damage. Wesley communicated with me throughout the day and fixed the ceiling within a day as I had to open my business asap. They were friendly, clean and professional and they done a fantastic job with a fantastic price! Highly recommended, they also got rid and emptied out a shed for us! Thanks, Wesley and team:)

I had a concrete fence post which needed replacing. Wes quoted a very reasonable price and came the same week to do the job. It was an awkward one but no fuss, Lee was very polite, did the job no problem, tidied up afterwards. Will be using these guys again for the next job I need.

Has Wes & John come and lay some artificial grass for us in our back garden. They done a fantastic job ! Couldn't fault them at all, lovely guys and dont charge unreasonable prices. Would definitely recommend and use again 👍
