Complaint not recognised, six weeks no repair

Myself and my partner have gone almost six weeks with no washing machine, we wash our clothes in the bath and not given launderette reimbursement. I have to call almost daily now for no updates and it's having a huge mental health impact as I am disabled.

EDIT: They rang to argue after I placed this review

As managing agents, we are required to act in accordance with the landlord’s instructions and are unable to authorise replacement or expenditure without the landlord’s approval. We understand this has been an ongoing matter and appreciate that the delays have been upsetting.

We would also like to clarify that our intention in contacting you following your review was to discuss the concerns raised and try to better understand the situation in line with our company policy when negative feedback is received.

I was a tenant served with a sec 21…

I was a tenant served with a sec 21 notice from my landlord via this letting agent. Their communication is really good. They organised a couple of repairs promptly and their staff were friendly and efficient. However they need to vet their landlord clients properly. From experience, they are not afraid to deal with a rogue & unscrupulous client in my view and will unconditionally take their side in the event of any disputes, which is surprising for such a reputable firm. I know some independent agents who were not willing to work on last minute sec 21 notices but L&L seemed to do so wish relish. Unfortunately I'm left with the impression that if you end up on the street as a tenant, these guys wouldn't care as long as agent & landlord been paid.

We are sorry to hear that you were disappointed by the outcome of your tenancy. We recognise that receiving notice from a landlord can be a difficult and stressful experience.

As a letting agent, our role is to act on our landlord client's lawful instructions while ensuring that all relevant legal requirements are met. Decisions regarding whether to serve notice are made by the landlord, and our responsibility is to administer the process in accordance with the legislation in force at the time.

We also take our obligations to both landlords and tenants seriously. Where disputes arise, including those relating to tenancy deposits, these are ultimately determined through independent dispute resolution processes to ensure a fair and impartial outcome.

Very efficient service!

Everyone was quick and efficient with the whole process of letting my Mums house out when she had to go into a Care Home. They explained the Letting procedure clearly and were very responsive on email if I ever had any queries or concerns. Tennent's were found within a few weeks of Mums house going live so im very happy with the outcome.

Calming voice

I contacted the agency about an emergency repair,the lady who took my call Alisha Manning responded in a calming polite and professional way,she talked me through what she was going to do and how the situation would be resolved,it was very reassuring

Yin to my yang

I have been a loyal customer to different branches of Linley & Simpson for many years. Most of my rentals are being marketed by Horsforth branch. Whenever I have an empty property, it is always a joy to see an e-mail from Kate Ward because I know that I have an applicant. I am always at ease talking with Kate about applicants. In this world of political correctness gone mad, it means a lot not to have to edit my honest opinion about applicants. She is the yin to my yang. When she says “Leave it with me.”, you know it will be dealt with efficiently, professionally and quickly.

Great for managing my property

I was assigned Grace, to view and market my property as a rental. I was kept in comms throughout the whole process, and given clear verbal and written information on my options for managing the rental. Any of my emails were responded to quickly and as I developed the flat further, my request for more photos was actioned the same day, which I appreciated. Due to the professionalism I have witnessed, I'm happy to have Linley and Simpson managing my property.

Great tenant finding service

I am a landlord and have been with Linley & Simpson for just over a year. The tenant finding service is excellent, I am on my second set of tenants and both processes were seamless and well managed, particularly by Kate the second time around, with only the minimum void time between tenants.

A really good team

The team (led by Grace Tracey and Iwona Baszuk) has kept us informed of the progress throughout the process of renovating and renting the property on our behalf. The outcome has been really good. We appreciate their help a great deal.

Responsive, efficient and effective!!

Our tenant gave notice to vacate the apartment. Within the notice period Kate managed the re-letting, with new follow on tenant lined up, giving us just enough time for the deep clean and routine maintenance. Very happy with service delivered.

would strongly warn landlords and…

would strongly warn landlords and tenants against using Linley & Simpson’s maintenance department. For over four months, a leak in my property has not been fixed despite repeated reports. They have shown a complete lack of urgency, professionalism, or concern for the property.

The contractors were difficult to coordinate, and the communication from the maintenance team was confusing and unhelpful. It’s clear they don’t care about the property or the tenants living there.

Do not trust them to maintain your property. Their inaction has caused unnecessary stress and ongoing damage. I would never use them again, and I would strongly advise others to be cautious.

Kate, Ethan & Aimee were very proactive in finding me a tenant for my property and took care of everything as quickly as they could securing someone at a difficult time and market. They also acted on things that needed sorting there and then on my behalf and have been a pleasure to deal with. Thank you!

Smooth rental change over

Our tenant left a month earlier than planned and the house was quite messy with some work needed to get ready for a new tenant. Kate and Ethan have been very responsive, getting renovations fixed up in a short time frame and finding a suitable tenant.
