We moved into our Seddon Home in December 2025 and can't fault any of the service we've received, from the sales to the contractors and the after care team. They helped us sell our home in less than a week, and we were in our new home within a month and a half. Any snags or problems we've had in the new house have been dealt with within days of us getting in touch and every single person we've dealt with has been really lovely and professional. The house itself is also lovely - we've seen quite a few new builds by other developers and you can tell that ours is higher quality - would highly recommend Seddon Homes for buying a house!

From start to finish, my experience with Seddon Homes was exceptional. The buying process was quick and straightforward, making everything stress-free. The handover felt very personal thanks to Laura, who was my main point of contact throughout. She ensured a smooth transition and introduced me to Martin, who carried out a thorough walkthrough of the property. Martin also managed the snagging process efficiently, ensuring everything was addressed promptly.
I was pleasantly surprised by how minimal the snagging list was, and the team that handled it, especially Liam, were fantastic. Nothing was too much trouble, and their professionalism really stood out. The build quality of the home is excellent, and having purchased new builds before, I can confidently say that Seddon’s service is far superior to other builders I’ve dealt with.
Overall, Seddon Homes delivered a first-class experience, combining quality craftsmanship with outstanding customer care. Highly recommended!

We were originally very interested in Plot 1 when we saw the map, so we decided to visit the site. Andy, the salesman, showed us the boundary lines, and everything seemed fine at first, so we paid the reservation fee.
When we chose the kitchen, the sales lady told us we needed to pay the full £10,000 upfront and that it was completely non-refundable, even if our mortgage wasn’t approved. This felt extremely rushed and pressured.
Because we were uncomfortable, we asked again about the boundary lines. The site manager then told us that Plot 1 would not have a side entrance, and that the garage wall actually belongs to Plot 2. This would mean that any changes we wanted to make would require permission from the owners of Plot 2. For a house advertised as “detached with a detached garage,” this clearly didn’t match what we were being told. Every other plot has a side entrance, but for some reason, Plot 1’s side access had been given to Plot 2. It didn’t feel fair at all.
I am also a Blue Badge holder, which makes convenient parking essential. Instead, I would have had to park further away and carry everything to the house — completely impractical for my needs.
We also received conflicting information about the front area. One person said the whole space up to the bend was ours, another said we only had half — and that we weren’t allowed to put up a fence. That would mean opening the door directly onto the main road, with people and dogs constantly passing and even dogs possibly fouling right in front of the house.
Because of all these issues, and because the information kept changing, we felt that Plot 1 was going to be mis-sold to us. For this reason, we decided to reject the plot and not go ahead.

We recently bought a new build at Lavender Fields from Seddon Homes and had a great experience thanks to Andy. From the start, he was helpful, easy to talk to, and always quick to respond to any questions.
We needed to move quickly, and with Andy’s support, we were able to complete the purchase in just 5 weeks. He kept us informed throughout and made the whole process feel smooth and straightforward.
We’re really happy with our new home and appreciate all the effort Andy put in to help make it happen. We'd definitely recommend him and Seddon Homes to others.

Well, I have all the proof in my email since last year that I have been talking to you guys okay. So because this is an open platform, and now you are trying to act professional, I never knew you could type or write so calmly like this without applying emotions and threat.
I'm not new to buying property and I've been in this buying property for 16 years, so I know the procedure and due process but you guys don't follow it.
Can I reminds you that you forgot to mentioned here that I was falsefully accused of being disrespectful & my tone of speaking when I was being direct by calling you out, and your reaction towards me was extremely harsh and unprofessional, You could have resolve the whole issue amicably, but you refused, and you made your decision without any clarifications. Apology wasn't rendered which is the sad part.
Thankfully this bulling & accusation part didn't work.
As you know, my financial adviser was part of the emails of which he had to jump in, I will put his response below here.

In respect to Mr Oxxx, I have known this client for almost 18 months and whilst I know he can be direct, there is a difference between being direct and disrespectful. Unless you have had a recording of the conversation between the client and your staff member, I am sure you will agree that “disrespectful” can be quite subjective.
As a mortgage adviser with 30+ years experience, I have never yet been asked to complete an AIP with a “thereabouts” purchase price as all AIPs are predominantly based on LTV. Also, he was never actually, explicity told that you required an AIP in order to accept an offer from him.
For clarity, for my part, I do think it is a strange way to do business in that the emails infer he has been lead up the garden path and if I have another client looking to purchase from Seddon homes I will ensure you receive a DIP which fits your requirements

What a fantastic developer
I’m so glad we chose Seddon Homes in Congleton as a first time buyer. Barbra and Marissa have been amazing and so supportive with everything.
We adore the area and the scenery. We have to pinch ourselves that we live in this beautiful part of Cheshire. They even take into consideration the local wildlife which is absolutely brilliant. From hedge hog friendly fencing to birdhouses.
The builders Jamie and Anthony are so friendly and can’t do enough. We really appreciate everything they’ve done.

When I walked into the lovely Astbury a 3 bed semi detached home on a beautiful, friendly development in Poulton le Fylde. Rural walks nearby with good access to public transport, trains and the M55.
The Sales Advisor Lisa, was outstanding throughout the whole process. Always available to answer my questions showing care toward me, and taking the stress away from me, whilst I waited to complete.
Steve and Lisa have always said that they want their Purchasers to be happy.
Well, I definitely am.

Sue Ashton from Ashway Park sales has been so helpful with our new house buying process from start to completion, guiding us through, and helping us with all our choices from choosing the kitchen to picking the bathroom tiles and giving us her best advice throughout the buying process. Wayne Swan the site manager and his building team have helped us since we moved into our property with any questions all the ground staff and roofers are so friendly and always say hello with a smile and are respectfull as we are living in the build area. Susan Ashton made purchasing our first home easy and memorable. She literally held our hands throughout the process. From the first day we walked into the marketing suite till date, she has been a force to reckon with. She is very professional, very friendly, extremely knowledgeable, proactive, kind, truthful. I am not one to write reviews but felt this was very well deserved. As a first time buyer, I feel like Seddon homes deserve great praise and other buyers should hear of our personal experience.
Having viewed 10+ builders we fell in love with the promise of a Seddon new build. The build quality and fixtures seemed far superior. We made the decision of quality over quantity.
Anita - our sales advisor - was fantastic and deserves to be recognised. She gave us all the time we needed and was always there for any question we had. She made the buying experience warm and friendly
We used Seddons recommended solicitor which came in far cheaper than any other we could find. They were fast and efficient. No complaints. I worried over a conflict of interest but this did not come to reality.
The choice of options available to us were far better than other home builders. This allowed us to create our dream home within our budget.
Upon moving in, we were handed over to our builders - Shaun & Danny. Shaun went above and beyond. Every small issue we had was fixed quickly to a very high standard. They very much cared to make us happy and comfortable. Again, they truly went above and beyond. Kind, patient and informative from start to finish.
Having read reviews of all of our choice of builders, I can only say from my experience that Seddon homes deserve to sit above the rest. We in no way regret our choice to pick Seddon. As a less nationalised builder, they really did care about us as individuals.
I very much hope Seddon Homes read this and recognise the individuals onsite who were the key difference makers to our experience.

What can I say about our journey with Lisa from Seddon Homes at Roman Heights from start to finish, nothing less than superb.
We started the journey almost 12 months ago, not knowing whether we were going to actually move from the Midlands back to the area again. The doubts soon left our minds.
Lisa immediately puts you at ease, not pushy at all which is very important to us. We never like being pushed into anything.
From start to finish Lisa has advised, helped assisted, been very patient with us, answered any queries we had and basically there whenever we needed anything again never pushy.
We have looked at a few other developments in the area but none matched the Seddon Homes. The show homes are beautiful in structure, build and decorated. Many extras are included, which in other developments would have been extra costs.
We initially looked at the beautiful 3 bed Denholm House, but decided on 4 bed Carron. We are so looking forward to our completion next month and gratitude and thanks to Lisa for helping us with our journey - Thank you so much Lisa ⭐️⭐️⭐️⭐️⭐️

The sales advisor Kim made my experience easy , was very helpful and not pushy . My new house was discounted by 5%, which was an extra bonus. Met James the site manager and he's very helpful and would definately recommend Seddon Homes
Fabulous Customer service - cannot praise Vicky from the customer service team enough! I think this lady needs to be on the forefront of Seddons where customer service is required as I can assure you this lady certainly lives and breathes resolution and satisfaction.
Various trades are involved with any development some of which switch during the process for various reasons, the sale of my property was smooth from deposit all the way through to completion and I cannot recommend the mortgage and solicitors directly linked to Seddons enough as they took all the stress of this process that I wasnt familiar with away from me and they was so helpful.
Customer service post purchase can slumber and be frustrating however Vicky has been amazing and always goes above and beyond every time, it is very rare this lady cannot help you.
I have left a review previously as I had some outstanding issues that I felt was neglected and we resolved and we have recently had the same scenario and Vicky has been amazing at resolving this.
Thank you Vicky for always being such a empathic, patient and understanding person, you are a true diamond to the Seddons organisation I hope this feedback is recognised for you.
After 2 very difficult years of promises and waiting for Seddons to bring a solution to the various causes of excessive flooding in our garden (some of which we rectified ourselves without their help), we sought a solution directly with drainage specialists for a broken field drain mid-garden which wasn’t supposed to even be there. These consultants provided advice to minimise flooding in the garden at a minimal cost. Despite causing this problem for us, and despite 2 years of being unable to use our garden throughout the seasons, Seddons flatly refused to contribute to the cost.
I’d like to say we were surprised but sadly we weren’t as this is exactly the attitude they have taken throughout our dealings with them.
In addition to flooding, we have experienced the following:
• non-compliant electric wiring
• faulty front door required changing at our cost
• blown windows
• faulty bay window roof needs replacement
• unable to fit EV charger as fusebox is non-compliant
• wrong radiator size fitted
We could never recommend this builder to even our worst enemies (pleased to say we don’t have any of those).
I had an amazing experience with Seddon Homes. As a first-time buyer, the process was smooth and easy, their sales advisor was always on hand to give me helpful advice.

To say we had a bit of a rocky start when buying our first home would be an understatement, but, once Martin was in the picture, I cannot tell you how well we have been treated, looked after, and actually treated like people, it couldn’t have been better.
Martin is on hand whenever needed, he responds rapidly, deals with issues, actually listens to you, and all credit, has the customer at the forefront of every decision he makes. He is a genuinely good guy, who knows exactly what he’s talking about but will also challenge back with experience he has, and expert knowledge he has.
I will be completely honest, if it wasn’t for Martin, this review may have been a 1 star, but the work he completed and the support of Steve, they’ve been brilliant.
From a first time buyer, yes it’s not going to be perfect but when there are people who care and people who want to help and get your dream home actually be your dream home, as long as Seddon have Martin, then all customers will be looked after and any issue will be resolved.
We waited a bit of time for a snag list to be completed, as soon as Martin got hold of the issues, they were all booked in and completed within a 3 week window. If we weren’t happy with things, he would get them recompleted and was always willing to go above and beyond.
Seddon, my advice is, don’t lose the good guys, as if it wasn’t for them, the business wouldn’t be worth having.
