Do your job, Campions

Useless people who don't care. Our flat has been leaking for over a year. Our door doesn't lock. They replaced all of the doors and the company they hired didn't finish the job. It's been almost 6 months. We have no fire door (Durham council have been reported to twice) and our door doesn't lock properly. Is that even legal? Sent copious photos, videos, requests. Anthony Taylor is impossible to get a hold of. He doesn't return communication but expects our money! Our freezer doesn't freeze and we've been complaining about that for over a year. Nothing. We can't freeze food. Is that legal? We have no fire standards in place. The door job still has debris all over the apt building despite stopping six months ago and us being told "the doors are being seen to". Ummm legally we have to have a functioning fire door. A door that locks. Ceilings that don't leak. Freezers that freeze. People who return communications about issues they are responsible for. They even had to give us money back because they got called out
for taking too much deposit. We'd move if we could but we can't and shouldn't have to. They can't keep staff. First it was Rebecca. Then Maria. Then George. Then Anthony. Nothing gets done. We are going to keep posting reviews because we are at a loss at what else to do. These other reviews must be bots because there is no way they are dealing with the same people we are. We've even met the neighbors who have similar issues and we are going to the council together. The building is not up to code. If it rains, it rains in our apartment. The ceiling damage is getting worse. We've stayed home TWICE from work as they said contractors would be by to address and TWICE no one ever came.

Our property manager Tammy Clarke...

Our property manager for all the years we have been with Campionslettings has been Tammy Clarke. Tammy is a little fairy who makes wishes come true for you in the nicest possible way. Always ready to help, prompt, efficient, dedicated. Over the last couple of years, we have had numerous problems with the property, which we are letting, and I simply cannot imagine what we would have done without her help. If you are lucky enough to have her managing your property, you are in very good hands. Easily the best manager we have ever had!

Campions Letting Agency were professional and easy to deal with throughout the process. Communication was clear, maintenance issues were handled reasonably promptly, and the staff were helpful whenever needed. Overall a positive experience renting through them.

Tenants Beware When Dealing with Campions Lettings & Property Management

Our experience with Campions Lettings & Property Management, particularly during the end of tenancy process, was extremely disappointing.
Throughout the tenancy, we often felt that tenant concerns were not handled with the level of fairness, urgency, or support that we expected from a professional letting agency. Unfortunately, matters became significantly worse once the tenancy ended.
After vacating the property, we were presented with extensive claims and very high proposed deductions from our deposit, including large redecoration costs and allegations we strongly dispute. Despite this being a two-year tenancy where reasonable wear and tear is expected, it felt as though normal use of the property was treated as tenant damage.
We were especially unhappy about being blamed for a damaged boiler panel despite contractors accessing and attending the property after we had already moved out and handed over possession. We do not believe this was handled fairly.
What disappointed us most was the overall feeling that the agency leaned entirely in favour of the landlord during the dispute process, with very little consideration given to the tenant’s explanations or concerns. Rather than trying to reach a balanced resolution, it felt like every effort was focused on justifying major deductions from the deposit.
In the end, we agreed to the deductions simply to avoid the stress, time, and uncertainty of a prolonged dispute, not because we agreed with all of the allegations made against us.
We would strongly encourage future tenants to:
Photograph everything thoroughly at move-in and move-out
Keep all communication in writing
Understand deposit protection and fair wear and tear rules
Challenge anything that appears excessive or unsupported
Sadly, based on our experience, we cannot recommend Campions Lettings & Property Management.

As a tenant, it’s such a relief to have a property manager who actually stays in touch and stays on top of everything. Rhianna has been fantastic - super proactive, professional, and always easy to reach whenever we’ve needed anything. It’s made our time at the property so much smoother. Highly recommend.

Campions Tenant Find

Campions kept us informed every step of the way and sent all documents in a timely manner. Communication was very good, with thanks to Dawn Wright for this. Sourced new tenants efficiently, so there were no long breaks. Very pleased with the whole service provided.

Great staff at Campionslettings

I have been a landlady for nearly five years with one rental property in the Westcountry. During this time my property manager has been Janine Creed. I have found her a joy to work with, she has helped and guided me through various tenancies agreements. As a great communicator she has always been two steps ahead of all the practicalities involved in renting a property, from the big things such as checking tenants in and out and making sure bills are promptly paid to the smaller details such as insuring the smoke alarms are all in date everything is taken care of by Janine. Impressively bad.

I reported a leak in my flat coming from the flat above (that Campions also manage). It took them around 2 years and 4 attempts and a lot of chasing to resolve that. Sleeping was sometimes a pain because the dripping noise was a bit chinese water torture. In the end I attached a piece of fabric to the ceiling and hung it in a bucket, so the water ran down the fabric into the bucket instead of making the dripping noise.

This resulted in significant staining to the ceilings in one bedroom, the bathroom, and the kitchen/living room. They said they'd "make good". They never did.

This was just one example amongst a catalogue of other things (broken door never fixed, mouldy windows never looked at, broken oven, broken extractor fan). They did eventually manage to replace a broken washer / dryer machine, but that took multiple attempts because the first time they ordered a washing machine only. The old machine was a fitted unit, the replacement was standalone - despite this I was told to keep the old useless door "just in case".

Interestingly, they once sent out an independent flat inspector to take a look at the flat as they don't have staff to do this (or at least they didn't this time in Leeds). She was great and noted all my issues down, and mentioned to me "yeah, Campions are renowned for being slow with this sort of thing". I assume she passed on an awareness of the issues but nothing was ever done.

I have now moved out because I got so frustrated with the service or lack of. I'm still waiting for my deposit to be returned - I moved out months ago.

Avoid at all costs, they'll make your life worse.

They were a good company to let from

They were a good company to let from. Janine and Maddison were great to deal with and always prompt to respond to our concerns and questions. All maintenance issues were dealt with quickly and professionally. I would highly recommend them.

Campions are an excellent

Campions are excellent, any issues are dealt with quickly and professionally. Angela Grooms in particular is fantastic, excellent communication, always highly professional and helpful and responds to requests and queries quickly. The contractor they use is exceptional, good communication, excellent standard of work. Such a positive experience renting and it being managed by them.
