We’ve reviewed the report and wanted to clarify a few points. The report records the property’s windows (page 24) as a mix — single-glazed sash windows to the front elevation and double-glazed uPVC windows to the rear — which is also shown in the accompanying photographs (page 25). The rear extension is addressed in two sections: page 21 notes cracking to the render, and pages 33–34 specifically advise that the structural support to the extension could not be confirmed without further investigation, with a recommendation that this be checked before proceeding. Building survey reports do not advise clients to proceed or not proceed with a purchase, and this report explicitly says so (pages 4 and 7) — it’s written to give clients the information needed to make that decision themselves. By your own account, no call with Damien took place, so it would not have been possible for him to advise you to go ahead with anything. The report also notes other defects, including disconnected rainwater goods (page 20), chimney stack repairs likely needed (page 17), and possible woodworm to concealed floor timbers (page 35), and advises on matters including electrical, gas and heating testing before purchase (pages 48–51) and confirmation of Planning and Building Regulation approvals for the flat conversion and extension (pages 56–57). In short, the report highlights exactly what a survey report should, and includes estimated costs (page 10).
