My fiancée and I are getting married in February and wanted to buy our first house beforehand, and needed someone to help us navigate the process and give us the best deal we could get. After looking around, the price given to us and the mortgage deal from Paul at Express Mortgages was the best one and he was so great at explaining every step, reassuring us and really being in our corner and supporting us when going through the offers process. Amy Noble was also fabulous when providing details to the solicitor and explaining each step of the mortgage process in detail. The team overall reassured me and my fiancée in the process and ensured that we felt supported and had the best deal. My advisor listened attentively to my personal circumstances and his thorough understanding of the products available enabled him to secure something which a number of other 'professionals' had said wasn't possible. Once the product was identified their business operations team and I were in very regular contact to ensure the lender had all they required.

We’ve been clients of Express Mortgages for several years, with six mortgage arrangements and associated building insurances handled through them. Up until recently, our experience had been largely positive, thanks in great part to the broker we consistently worked with over the past three years. Unfortunately, since their departure, the quality of service has deteriorated significantly.

Our most recent re-mortgage application for a fully refurbished buy-to-let property in Newport was handled extremely poorly. Despite providing all requested documentation promptly, we were repeatedly asked—three or four times—for the same information, suggesting no one was properly tracking the case. There was a clear lack of internal communication and no evidence of effective case management.

Worse still, the process was entirely reactive. We had to chase for updates at every stage, with no clear timelines, no meaningful guidance, and no ownership of delays or errors. The application was eventually rejected by the lender without any explanation, and Express Mortgages made no effort to clarify why or to advise us on next steps.

The issue appears to be organisational, with clear inconsistencies in the knowledge, efficiency, and professionalism of the current team. Over the course of the application, we were told—several times—that yet another team member had left the business (three in total), and there seemed to be no handover between them. Each time, we had to start the process from scratch. Even senior management intervention made no difference; we had to request help repeatedly and still saw no improvement.

Sadly, it’s become clear to us that we can no longer rely on Express Mortgages. We will not be working with them again. If you're looking for a smooth, professional application process, we would strongly recommend thinking twice before engaging with them. It seems that many of their most competent people have left, and those who have replaced them are not operating at the same level.

We hope this feedback is taken seriously. When it comes to something as important as property finance, clients deserve clear communication, structured processes, and a basic standard of professionalism—all of which were sorely lacking in our recent experience.

The re-mortgaging process was much easier than I expected. All done and completed in a few days, with a much lower interest rate on a 2 year fix.
