Be very careful what you complain about, they WILL divulge information, they shouldn't, but they do.
We had a Nicholas Humphreys Tenant next door that were utter nightmares. We made several complaints which were never looked into however, they told the nightmare next door where the complaint came from. Then the proverbial hit the fan! They were finally evicted for none payment of rent, not the trouble they were causing the neighbours!
These people/staff, couldn't run a tap.
The damage had been done but looking into the trail of complaints, and now having all of the proof that they broke the law, it's time to hit them where it will hurt.

Please do not give this horrible company your business!

This is the worst company ever. We have had a broken washing machine for 8 weeks now with no hope for it being fixed/replaced and no offer to pay for the increasing laundromat fees.

We contact them at least 2/3 times every week since the issue was reported, we are lucky if we get a reply and if we do the staff member is extremely rude and non-sympathetic.

As students who live far away from home and work part time doing our washing is very important and it has caused genuine physiological distress not being able to easily wash clothes.

We get given a day they will come to replace it but we hear nothing on the day and then have to get in contact with them ourselves and they push it back even further.

We have had so many issues in the past and have had the same sort of responses and support. It feels like they don’t care because we are students and think we just lay around all day doing nothing and don’t care about anything.

I will be telling everybody i can within my university to not go with this company. If you are thinking of choosing them do not be fooled by how nice they are in the beginning because as soon as you sign on that disappears.

Awful

Awful. Absolutely awful. They refuse to fix anything and then blame it on you. I’ve been without heating for over 4 months, still counting. Love paying for something I’m not even getting.

Let down for students

My son and his 7 friends were renting an amazing house and the landlord offered a further year at £160 per week which in the students eyes was high but at no time did the estate agent advise that due to the current financial market, this was a reasonable increase and now because this estate agent completely let them down by not guiding them at all, they are homeless for 2023-2024 and are going to be completely reliant on a place in halls that will only allow 6 of them to be together, if there are any spaces. With little experience of renting, they should at least have been guided and or given first refusal on an alternative 8 bed. I also feel that it would be part of an estate agents duty on behalf of tenants to at least been a mediator and try to reach a compromise between tenant and landlord instead of just allowing 8 young people to potentially have nowhere to live in the summer of 2023.

I honestly have no words

I honestly have no words. I cannot put into words how dirty, shameful, dishonest and awful this company is. Do not under any circumstances sign up with them. It will only cost you time, emotional stress and a lot of money. They should not even be legally approved to continue their services.

After staying in a property rented to me and my family in 12 months.we did everything to make the house how we left it but Humphrey found a way to steal our £250 from our security deposit saying for cleaning mean while immediately we left new tenants moved in the next day.be careful with them

negligence and fraud

Hello everyone, I hope this message is read by someone who wants to rent a house with this terrible real estate agency, we rented the house online, when they gave us the house it was in poor condition, all dirty with spiders everywhere, holes with water, the heating did not work, my partner had asmas and almost had to go to the hospital, Do not rent with this real estate they are scammers. Be careful those who come from another country.

Worst experience of my life

Hello everyone. I hope this message will be read by anyone who decides to rent a property with this estate agent. We are a group of five students from Spain and we decided to rent a flat to come and study our final year in Derby. The property was rented in June without previously seeing it in person, all through the internet, and when we saw the photos and video of the house, we thought it looked good and decided to contact Nicholas Humpreys. Arriving from Spain for the first time at the house where we were going to spend a whole year we were almost in tears. The house was a complete disaster, the smell in that house was disgusting, everything was very dirty, there were holes in all the walls, there were two empty fire extinguishers lying on the floor, IN EVERY ROOM THERE WERE ABOUT 20 SPIDERS, mattresses with urine and dirty, the heating didn't work, there were leaks... an endless list of crazy things that we will attach photos and videos for you to see for yourselves. After all this, they tell us that the house is in perfect conditions to live in and that is what we have decided to rent. Be very careful before signing a contract with them, and read carefully because they will deceive you. With all this, they are not even willing to give us back our deposit money, as we are obviously moving to another house. This message is aimed especially at people who come from another country without first seeing the property in person, because they will probably be victims of a scam, which is what happened to us. I would also like to take this opportunity to ask the owners of this real estate agency to stop acting like this with people, you can't imagine how painful and sad it is for us and our parents to come from another country and find something like this.

Nicholas Humphreys negligence

Some friends and I have rented a property from NH this year in Stoke after renting from student cribs (SC) in the previous year we felt SC would come to the house a little too much often without telling us 24 hours before, we now realise how lucky we were that SC were actually as involved as they were. Biggest issue we had last year was the boiler broke in December which SC got someone to come fix at 9pm the day we reported it which in hindsight was fantastic. About 3 weeks after moving into the NH property our oven broke which we noticed late at night so the following morning I called NH was told they would send someone out at some point that week, 2 weeks later the oven was still broken and we heard nothing from NH, So once again I called them was told they would call me back the following day which they never did its now been just under a month since we reported it. With the extremely high prices currently due to global on-goings, tax increases and any other reason the Tories think of to take money from the public this has made living very hard as buying fresh food or takeaway every day adds up very fast and everyone in this property is starting to consider refusing to pay the next rent instalment until the oven is fixed. We are also considering seeking legal advice regarding the money we've had to keep spending to survive as a result of NH's negligence. I am also going to be copying and posting this on all review sites for NH in the hopes that public shaming might give them incentive to actually do their job.

THIS COMPANY IS A SHAMBLES, DISHONEST BUNCH OF CROOKS WITH NO COMPASSION TO ITS TENANTS.
WE HAVE BEEN WITHOUT HOT WATER AT THE PROPERTY IN SOUTHAMPTON (5 Students are residents) FOR 10 DAYS NOW….PROMISES MADE TO FIX ARE CONSTANTLY BROKEN AND NEW DATE COME AND GO WITHOUT FIXING THE BOILER. NUMEROUS PHONE CALLS FROM THE RESIDENTS AND OUR PARENTS HAVE BEEN IGNORED.
THEY EVEN HAD AN EXPERT ENGINEER WHO SAID HE WOULD WORK OVER THE WEEKEND TO FIX IT, BUT THEY REFUSED THAT WITHOUT ANY CONSIDERATION TO US, THE TENANTS.
WE HAVE HAD TO GO THROUGH SOUTHAMPTON CITY COUNCIL ENFORCEMENT TEAM TO GET A RESOLVE, THEY WILL NOT LET US CONTACT THE LANDLORD DIRECT TO REPORT OUR PLIGHT
AVOID THIS COMPANY AT ALL COSTS AT YOUR PERIL

Nicholas Humphreys are an absolute disgrace. They let substandard properties and then charge tenants to fix all the problems. They allow contractors to access the property whenever they want. They collude with landlords to extort as much money as possible from students. The "contractor" that they send is actually the landlord who has no plumbing or electrical experience and will botch any job he does - and will say that it is the tenants fault and charge them for it. I cannot overstate how awful this company is and I would strongly suggest that you do not rent through them - you will have such an awful experience.

Lost ID

My daughter is a tennant at one of their rental properties and I am guarantor (which I am happy to do). For the first year contact they had typos and miscalculations in the guarantor contract, and when they asked me to email my personal documents, and I asked for a secure upload (email is not secure), they had none. Ultimately I photocopied them and gave them to my daughter to hand them over. This year, they have lost my proof of id, so want something again, and still have no secure upload process (although they are now using docusign for the contract - this is an improvement). From the landlord, I guess this is all fine, as it is none of their problem, but for the users of the service they provide, it really is very poor.

If only I could give no stars.
As a tenent renting though this company, our experience was terrible. Checks not completed, no tenenecy support at all. Did everything they could to make sure we lost our deposit. HUGE and unaffordable rental increase. Paperwork not correct. Then to top it off, totally ignored my official complaint!

Horrible company to deal with never deal with them.

When we first moved in, the house was full of black mould and hadn't been deep cleaned despite the promise that it had been, We had to clean it ourselves. The manager of the house (his name was Liam) never had direct contact with us he always passed it on to other workers who weren't assigned to our property. We didn't have a working hoover for the whole year of our tenancy despite asking for one multiple times. It took them two weeks to fix our heating when we were in one of the coldest weeks of March where temperatures hit -1C. Very weaselly company who don't even do the bare minimum of looking after the house never even consider signing up with them.

Dealing with this companies is a nightmare. They will make you regret choosing them more with every interaction you're forced to have. They're always late to reply. They will try to weasel out of anything.

Terrible service and liars

Terrible service and liars. Stole our deposit because they made a mistake in the tenancy agreement which apparenlty we were meant to have realised (even though we were all first year university student who were renting for the first time ever). They also lied multiple times about fixing things and never did and also told us that they will compensate for delayed move in and inconvenience caused but never actually did! Avoid at all cost!

Humphries cost us about £18000.00. They did not carry out there contractual duties to inspect properties or make entry and exit inventories although they claimed that they had. They then, without informing us ,allowed tenants to leave so as to avoid the tenant complaining to the council or going to court.

MIGHT AS WELL BE HOMELESS

On a real note please avoid these scumbags.
They are money hungry goblins! Forget Gollum from lord of the rings these holy saints will cut all corners to gain as much profit as possible by cutting off electric and gas for no reason and not sorting it out for days just so they can wipe there ass with another roll of extra soft andrex toilet roll.

THEY EXPLOIT STUDENTS AND CUT OFF YOUR GAS AND ELECTRIC EVEN THOUGH ITS MEANT TO BE ALL BILLS INCLUDED, HATE IT HERE!!!

I honestly wouldn’t even give them 1 star. As soon as we moved into this house there were so many issues, it wasn’t even cleaned at all let alone deep cleaned and during Covid that’s even more alarming. The mattresses were dirty and the house was flea infested, I would go to shower and I would still have FLEAS ALL OVER ME it was DISGUSTING. Every single thing you can imagine just didn’t work or was broken, it took months to even get my bed fixed and the only reason they fixed it was because they were meant to have a viewing the next day and they were scared that I would embarrass them and leave a note again like last time because they don’t answer our complaints through email. The worst problems of all is how we get masses of letters telling us we are in debt and owe hundreds of pounds and people knocking on our door because the bills weren’t being paid despite us paying our rent ?! and even overpaying at times due to Nicholas Humphreys unorganised and misleading information! Our rent is all inclusive however we are constantly being told to pay as we go and our gas and electric keeps being cut off, as a third year uni student this is stressful for me because I have strict deadlines and this is added stress that affects me mentally. We literally hate it here and are paying to not even receive the bare minimum!!! I can’t even believe that they get away with it alI, I just wish I read others reviews beforehand, I assumed because it is a well known agency everything would be fine, I was very wrong, I’ve never known anything like it. I seriously recommend not choosing this agency especially if you’re a student because they will exploit you and take advantage because they think you’re young and naive.

WASTE OF SPACE AND UNPROFESSIONAL

This company should be put out of business so unprofessional.

I planned my day around seeing these time wasters as I was considering using them as my letting agents.

I waited and waited and waited. Tried phoning office and mobile no answer. No phone call, text or email to say they weren't coming just so unprofessional.

Having since seen the huge amounts of negative reviews on here I'm actually pleased that they never showed up...hopefully they will go bankrupt no less than they deserve complete s*cumbags
