I am reposting my review since they managed to delete it. Here is my experience, read it very carefully:
They have been asking me to remove my reviews in exchange for a refund, which I did. However, they still haven’t refunded my money, so I am reposting my review :
Has anyone received their deposit refund?
I have been waiting for months. Originally, they promised the construction would be completed by 2022, but now it's 2024.
I requested to cancel the contract and get a refund of my £48K. They are saying they need to wait for the apartment to be resold, which is not stated in the contract. I am now forced to take legal action...
EDIT: Given the continuous stream of reviews that align with my experience, please contact me at K e y l e y 9 7 at g m a i l dat com if you wish to take action against them
EDIT - February 7, 2025: Despite my constant follow-ups, they have not respected the refund deadlines. They have only refunded 50% of my deposit, and for the remaining amount, they no longer adhere to any deadlines. I am constantly forced to chase them, and I will most likely have to take legal action.
They keep talking about a refund in March, but I never signed anything agreeing to that, so I have no guarantee that they will actually do it! This has been a nightmare that has been dragging on for over three years, as they had initially promised a construction completion date a long time ago!
Poor Building Quality
Do not even buy a house/codo built by Sourced Development Group – a terrible experience!
We bought our house in 2019, and it was supposed to be delivered in 2020. However, it wasn’t completed until mid-2023. In January 2024, we experienced a water leak and requested repairs. Over the past year, we have sent dozens of emails, and each time, they promised to fix it, claiming they were waiting for workers or giving various excuses. Yet, after more than a year, the issue still hasn’t been resolved.

They are trying to claim that Sourced Regent Plaza Limited is not part of Sourced Development Group, but it's literally the same group! I am clearly dealing with Sourced Development Group via email they are just trying to create a distinction, but it's the same group.

Very disappointed with delays on Westminster Park
"I've had a disappointing experience with Sourced Development. Their communication has been consistently unresponsive, particularly regarding updates on the Westminster project and the ongoing Scottish Power issue, which has dragged on for far too long.
Both Sourced Development and their agents, Alesco, have fallen short of expectations. Their unprofessional correspondence lacks meaningful updates, leaving me with little confidence or reassurance.
No Duty of Care
This company do not respond to emails or have a heart unless you are a buyer of one of their apartments. If it goes wrong, it is many, many months even years before putting it right. Then when they do the full repayment is short, the balanceis not paid, they keep it. With out of office as a respond. You are thrown I the bin.
I too have been scammed by this company…
I too have been scammed by this company for their Kingsway square site.
They sounded fishy since quite a while when they started to give excuses for no development on site for 2 years.
Can I suggest all of the investors impacted should form a group to collectively hire a solicitor firm to represent our case.
If there is a group already, can someone add me to it please. You can find me on facebook or 07767122008
Fraudsters and scammers
If I could give 0 stars, I would. I am one of 100+ people who Sourced Development Group have scammed. We are trying to get our money back.
They have time and time again taken money from unsuspecting people, and then closed down the businesses.
They are fraudsters and scammers. Keep far away.
You'll also notice that everyone who has given 5 stars has only ever given 1 review. Clearly bots/internal reviews.
Be safe.
Absolute scam of a company
Absolute scam of a company. Lies after lies, avoid at all costs!
Fraudulent company
Extremely frustrated. Its been 4 years since I paid deposit of £48K Kingway at Liverpool. I have cancelled the contract due to council rejection of the original plan. Until today, I got only £5K.
Unfortunately, at the same time, I also put deposit for Regent Plaza, Block D, which has way passed its long stop date and no sign of completion.
I am in the process of taking legal action against this company as well as reporting them to Financial Conduct Authority (FCA), Serious Fraud Office (SFO), UK Office of Fair Trade.
This company is nothing but a scam, their business ethic is non existent and trade activity is illegal and they continue to commit significant Financial Crime by taking people hard earn money.
Stay away and report them to the above mentioned authorities.
Awful company
Awful company. DO NOT ENGAGE WITH SDG.
Paid a deposit to purchase a studio property in one of their developments back in August 2021.
The studios apartments were rejected by the council in April 2022 and were not allowed to be built and therefore I am due my deposit monies back.
The lack of correspondence is astounding and the company will only provide information after numerous emails chasing. Whenever responses are received, they are vague and contain empty promises of timelines for funds.
It is now August 2024, 28 months after the rejection (11 months after our long-stop date!) and not a single penny has been returned.

I tried to contact you at the email address mentioned, but the mail delivery failed. Could you please let me know if this is the correct email?
Don't touch them with a stick
I have put around 30K down as a deposit for a studio that never materialised and for over 2 years now, not got my deposite back. I have instructed Solicitors now to chase them on my behalf which cost me another 2.5K.
SDG seems to have got KINGSWAY Development all wrong. From other reviews, I see that other Developments by SDG have been successful its just that I've been unlikely with KINGSWAY.
The question is, if you have the money from other successful developments, why not pay investors back their money from profits you've made elsewhere?
Few have suggested to get together to find a solution and I have tried to email "Kingswaybiggs" at gmail.com as suggested, but my email bounced back. Can you let me know how I can get in touch with you

Thank you for initiating a legal procedure against this company. Could you please give me your contact details as I would like to join the legal proceedings to get my refund back.
Non return of monies owed
I invested in the Regents Plaza development which is unfortunately late in delivery and past the long stop date. I have served notice to terminate in April 2024. My contract says that I should receive my deposit and prepayment back within 5 days, however I am still waiting and have no idea if SDG intend to return my money. I am now having to get lawyers involved. The issue is giving me so much anxiety. It keeps me awake at night as this is so much money which I cannot afford to lose.
I am urging Joanne Waller, MD of SDG to please contact me so we can resolve this.
It's a complete SCAM
It's a complete SCAM. Please don't invest with them and please stay safe. I've been trying to get my deposit back for Kingsway development (after they changed investment terms and offered to refund) for 2 years now... Multiple fake promises and gaslighting, they continue to illegally withhold my funds. It's absolutely horrible, a daylight abuse of retail investors, incredibly humiliating and has caused me massive stress. Do yourself a favour and stay far away from SDG.
Happy with the Proess...
I have bought a few units from the developer over the past few years since being introduced by a colleague. Some of the units have been completed and are occupied. I have been very happy with the whole process and service from Sourced. I can't wait to come over in September to see the completion of my Regent Plaza unit.

They have taken lots of people's money…
They have taken lots of people's money like mine and now we have to go through the legal system, which by the way has NOT achieved anything. My very hard earned money has been stuck in the scheme where the company and its staff are rude and non responsive. The thing is, if we are living in a democratic country, then where is the law here? No one has been able to get through to them or get our money back. Makes me think that the lawyers are also just as useless. If there is a law company out there that can resolve this, please step forward. You would be a Godsend to hard working people who have been waiting for this please.
SDG scammed me too
Same as previous post, I would give zero rating if Trustpilot allow me to do so.
SDG scammed me the deposit of an off-plan unit in Bishop square Liverpool. Keep chasing them since 2022 thru email and they just reply rubbish answer, contact person keep changing. I can't believe this can happen in UK and the lawyer cannot do anything with it, obviously the are not able commit the trade.

SDG scammed me lot of money from an off-plan unit in liverpool, and their email addresses are now no longer valid, i cannot reach them anymore.
I would like to give 0 rating
I would like to give 0 rating. I demanded for my deposit of £66,000 I paid in 2020 as the property has not been completed at D block Regent plaza Manchester as expected and it has passed the long stop date since the 30th December 2023 . It was clearly stated in the contract for full refund within 5 working days. I am still waiting and not getting any reply from them. My solicitor has sent numerous emails and the last email I received was via my solicitor and was from Amy Williams in February stating that they are waiting for a resale to return the fund. There is nowhere that it was stated in the contract about refunding deposit after resale. I am worried about my money. Please I need help how to go about it. I have contacted the citizen advice bureau who promised to passed the information to trading standard for help. I am expecting those responsible to do the needful. Thank you.
