Poor internal coordination, administrative errors , inaccurate advice and repeated miscommunication causing unnecessary stress
I would like to acknowledge that my circumstances were unfortunate, as I was required to continue paying rent for a replacement tenant who had paid her holding deposit, falsely confirmed completion of the tenancy forms, and subsequently withdrew without notice. However, I am deeply disappointed by the way I was treated by Student Cribs, whose handling of the situation caused significant and unnecessary emotional and financial stress during an already difficult time.
(I would also like to thank Raymond and Ania, who despite this overall negative experience genuinely were consistently helpful- and I am very grateful)
My first replacement tenant paid a £145 holding deposit and told me she had signed the tenancy. On 30 May, I received my £250 deposit back and was told all tenants and guarantors would need to sign a new tenancy, yet another person later replaced a tenant without my knowledge or signature, showing this was incorrect. During this time, Student Cribs archived the tenant without informing me, as she did not sign any of the tenancy, and blocked all contacts with us. I received no welcome emails or anything to suggest I was still in the tenancy, including one titled only with a name and a link requesting card details- appearing to be a potential scam with no obvious indication it was Student Cribs, and repeated meter reading emails despite asking twice not to be contacted about this. On 11 August, I was unexpectedly called by Student Cribs, who, in replying to my email regarding the meter readings explained to me I was still part of the tenancy and in arrears — information I had never been warned about or received in writing. More than 2 weeks after, I was then told I had 48 hours to pay, despite waiting a week for the exact amount and payment instructions. I wrote to the counts team including a paragraph of my situation, including three questions. I waited 2 working days to get a response of “I’m sorry that has happened, let me know how I can help.” Which made me feel completely ignored as clearly my email didn’t even get read. Accounts also gave inaccurate advice about deferring payments, changing my plan from quarterly to monthly, and extending when I could pay my arrears as I simply needed time to open overdrafts ect. which later a senior manager (Raymond) had to rectify and was more helpful in a 30-minute phone call a week’s worth of back-to-back emails, including false information and unnecessary threats. Accounts later told me I could not replace myself until I had cleared all arrears, which was false. When I paid £580, I received no confirmation despite asking for one, which would have been one of many opportunities for accounts to let me know I would further end up in arrears.
Throughout this process, different staff contradicted one another, leaving me confused about my contract and financial position. When I found a new tenant, the payment system failed multiple times, I was quoted two different deposit amounts (£50 and £145), and her forms were delayed for over a week after being told they were “automatically sent.” The new tenant finally signed on 2 September, and I was released on 3 September after repeatedly chasing— almost losing my new accommodation in the process. Despite constant communication and cooperation on my end, Student Cribs repeatedly failed to warn me of arrears, gave false information about replacement procedures, and demonstrated poor internal coordination, which caused serious stress and financial difficulty during an already challenging time.
Since paying the £580 (whilst being a student with no student finance and paying double rent) I then received another 48-hour threat that I was still in arrears, although I had specifically been told by accounts it would be impossible to find another tenant in without paying my arrears. Which has now proven to again be false information
I am so disappointed with the lies and the inaccuracies and administrative errors within student cribs. These inaccuracies have caused me serious emotional and financial distress during this difficult time, not only adding unnecessary stress towards me but also to my family. I have grown a serious mistrust in Students cribs, and I am sure if they had communicated clearly and acted appropriately, I would have been aware of the failed tenancy sooner and able to secure a replacement more quickly — preventing months of unnecessary stress and financial difficulty. I am still recovering financially from the losses caused by this situation, not including an additional £197 that I have since been told I owe, which remains in dispute.

Cleaning of the house was non existent…
Cleaning of the house was non existent and was signed off as having being checked. Garden and front of the house full of horrible dry weeds, rubbish, cigarette ends. Drain pipe all clogged up, no doubt if there is a blockage my son will have to pay to repair it. I highlighted this a month before my son actually moved in and were told it would be sorted in 5 days, however still nothing done when we got there this weekend, a health hazard. The staff were friendly enough but they just kept getting asking me more questions and to send in more photos.They did what they could but I suspect it's the management team higher up not being helpful. When I did speak to a manager they admitted they were having issues with the cleaners, so not sure why they were still using them 🤔I Spent 3 days sorting and cleaning the house in the end, with quite a few repairs needing doing, one of them being the gas cooker which will hopefully get done soon. All this should have been picked up when last tenants moved out. One of the fridges has frost at the back and freezer frozen up. Someone was supposed to call me back this morning, still waiting. In the end I phoned up to say not to bother with the cleaning as I did it all at my expense with products and hotel expense. My son should not have had to move in to this mess in the first place, it should have all been sorted. Avoid at all costs, the photos advertising their houses look nice but advised to take a closer look

Manchester
I was living in Manchester accommodation last year through student cribs and it was a horrible stressful experience. When we got the keys the flat hadn’t been cleaned or even hoovered and all furniture was broken, they said this was Becuase they still needed to decorate which would be done by end of july , it still wasn’t done when we properly moved in in September. They ignored numerous emails and refused to give a partial refund even though it was unliveable to begin with. The only good thing was the maintenance team after we had moved in, you can easily report damaged or broken things and the maintenance team were really nice and helpful.
Poor standard of accommodation and poor communication
I am the guarantor for my daughter moving into student accommodation for her final year. Her accommodation is in Wavertree Liverpool. On the 28th August I took my daughter to Liverpool to move her in. We found that her room had smoke damage to the walls and ceiling and trying to clean it made it worse. She contacted student cribs. They were forwarded pictures and my daughter was assured the painting would be treated as a priority within five days. We left her belongings because she was unable to move into the accommodation in the state that it was in. A week later student cribs were contacted and they informed that the work had been carried out. The lady my daughter spoke to stated they would confirm everything and call her back within the hour, they never did. My daughter had planned to move into her accommodation today, however a flat mate has informed the room has not been cleaned or painted and is still in a very poor condition. Student cribs have not recontacted us as planned. My daughter is so upset. In the past two years we have never had issues and I do not complain usually. The communication is poor and the work has not been completed, They promised it would be done in 5 days. It is now 14th September and it still has not been completed.I have asked for a complaint and arbitration procedure and so far have not been communicated with properly.
Go for the best, go for student cribs!
To be honest, seeing this property on the Internet and videos don't tell much... I really love where I am now, student cribs is the best I've seen so far I'm glad I found them.
Avoid this company
Avoid this company. They were great during the majority of my stay in one of their cribs, but that’s likely down to their contractors who make their company look better than it is. God forbid you have a problem that requires you to call them. After my tenancy in May I got a lovely letter in the post saying that the bills hadn’t been paid in nearly 2 years and I was liable to pay them.
No worries I thought, I just called them up and the woman on the phone was ever so helpful giving me an email to send all the details to and that she’d personally bump it. Sent the email, got a brief response asking me to confirm some details and then radio silence. 4 months have passed and they’re ignoring every email I’ve sent.
Calling them up leads to nothing as the previously useful lady on the phone now says “it’s the accounts team, it’s nothing to do with us!”. Like ma’am you are the only number listed on the website, either pass me onto someone who can actually help me or do something. But no, it’s not their department and they have nothing to do with utility bill issues, but the utility bills team has no number so they can’t actually pass me over to anyone, the only option is to email, which no one seems to be reading.
I’ve ended up just seeking legal representation, a strongly worded letter from a lawyer probably has more of a push effect than a uni student anyway.
Anyway, during your tenancy you’ll have a fine time. The contractors that do work are pleasant enough and go above and beyond most of the time. Just note that Student Cribs tend to ignore the whole 24 hour notice for entry, you’ll usually wake up in the morning to an email saying “oh yeah a contractor will be round in 2 hours, they’ll have keys so won’t bother knocking”. Just god forbid you have an actual problem that requires phoning to speak to a real person, I’ve had more constructive conversations with AI chat bots that have lead to actual resolutions.

I would advise avoiding this company at all costs because if all is well with the property being rented then I am sure everything is fine and dandy hence the higher start reviews and honestly I am pleased for those reviewers, but if everything is bad then they are no help at all.
I am 2 months in and have spent the summer trying to get some action. I have to take my daughter back to live in this house in Manchester in a couple of weeks time and I am dreading it!
Some of her friends who have not rented through student cribs have got well cared for, clean and well maintained properties and my daughter is having to go back to a dreadfully maintained property so you can imagine how I feel as her Mum.
I still haven’t spoken to anyone but the telephone operatives. Someone from the company called Thomas Lomax was supposed to call me about my review (after 8 weeks of me trying to speak to someone more senior at the company, it’s impossible!) but hasn’t. I emailed and called him in the end and left a message and he still hasn’t returned my call.
I have had to contact so many places to try and get help but nothing much has happened at the property to improve it as I wouldn’t say visible blue rat poison boxes is an improvement really just a necessity.
The mould and damp is all over the house with visible areas of poorly maintained plaster providing entry points for insects and vermin to enter.
Hence why there are visible slugs/snails (we have photos just in case anyone wishes to dispute this at student cribs ) crawling up the walls and there is rat poison in the kitchen in little blue boxes currently so that hopefully says it all without me having to detail anymore at this point.
