Unprofessional, Misleading, and Stressful Experience
I had a deeply distressing experience dealing with these agents.
I am a single woman and a finance professional who moved to London last year. I was shown a property on Lynton Road (15 Walter Court, Lynton Terrace, Acton) by their salesperson, Denis, who misrepresented and failed to disclose critical information about the property.
Despite specifically asking, I was not informed about the property’s history, including the fact that it had been broken into previously. I was assured that all issues would be fixed, the flat would be in proper working condition, and that it would be professionally cleaned before move-in. None of this was honoured after I signed the contract. Once the agreement was signed, the agents distanced themselves entirely and shifted responsibility to the landlord.
Gas safety was a serious concern.
Although I was provided with a gas safety certificate, there was a gas leak on the very day I moved in. I had to contact Cadent National Gas myself. This made me question how thorough or reliable the agents’ checks actually are.
No professional cleaning was done.
After repeated insistence, the landlord sent an elderly person with no cleaning supplies, which was clearly not a professional clean and completely unacceptable.
When I requested to exit the contract due to these issues, the agents were unhelpful and dismissive. Repairs were only addressed after multiple follow-ups via calls and emails.
Charlie, the Head of Lettings, was particularly disappointing—appearing polite on the surface but offering no real action. Everything required persistent chasing.
Property management was ineffective and chaotic.
My assigned property manager, Alex, went on leave and no cover was arranged. Emails went unanswered for weeks. On one occasion, I had no electricity, and my email was responded to a month later. I ended up coordinating repairs directly with the landlord.
The issues I faced included:
• No water supply for two full days
• A broken flush for three months
• Leaking kitchen tap
• Non-functional shower
• No lights in the building hallway
• No building maintenance
I also felt unsafe in the property. The main gate had NO LOCK, allowing unrestricted access. Cost-cutting repairs were done by a guy who made me uncomfortable being alone in my home.
I stayed for only six months, as continuing was not worth the stress and risk.
The deposit return process was another ordeal, delayed due to poor management and lack of accountability.
Overall, this was an experience marked by misrepresentation, lack of transparency, poor safety standards, and extremely unprofessional property management. I would NOT RECOMMEND these agents to anyone.
