As a mortgage adviser of many years, I dealt with hundreds of solicitors - some good, some bad. However, my experience with BHW was easily the worst, resulting in an 88-year-old lady with very little money, and surviving on a tiny pension, losing close to £1,000.

My mother had to go into full-time care and I was selling her property on her behalf to enable her to pay for the care she needed. The selling agent suggested I use BHW solicitors as they had a relationship with them and so things would progress more quickly. I foolishly accepted this for convenience and to get the sale completed as quickly as possible. In my work I had only ever recommended solicitors to my clients who offered a no sale no fee service, and had assumed that BHW operated under the same process. However, very early on in the process, the buyers of my mum’s home unfortunately lost their buyer due to ill health, causing a break in the chain. Even though our buyers still desperately wanted to continue with the purchase, BHW immediately (the very same day) sent an extortionate bill for an aborted case. This was very early on in the process, so very little had been done at that point, yet BHW sent an invoice for almost £1,000, which was shocking. I could understand them making a fair charge if that is their policy, but the size of the bill was extreme to say the least and, in my opinion, totally unfair and unjustifiable. They would not even allow any of this cost to be used towards the total fee for any new buyer, despite the fact that the information they had collected regarding the property could easily be transferred to a case for any alternative buyer. They were rude, arrogant and dismissive, and insisted that the full fee must be paid again when a new buyer was found. To make matters worse, BHW then aggressively chased for the money to be paid, despite the fact that there remained a possibility that the buyers might still proceed with the purchase. It all smacked of greed and desperation on the part of BHW. I had no choice but to find an alternative solicitor at this point.

Breaks in the house buying chain are very common, which is always frustrating and, in some cases, heart-breaking. To then be stung with a huge bill by your solicitor to add to your misery is outrageous, especially when there are lots of solicitors who offer no sale/purchase no fee. If you are thinking of using BHW, be very aware that, should your chain break down for any reason, on top of the stress and disappointment you will experience, BHW will punish you further with an extortionate fee to pay. Unless you can afford to lose large sums of money if anything changes in your property sale or purchase, think very carefully before using BHW solicitors.
I quickly found a new buyer for my mum’s house and found a really good alternative solicitor to take over the case. The new solicitors total charge was a fraction of the cost that BHW charged for the incomplete case, and were everything that BHW were not. They were very efficient, could be contacted at all times and offered a no sale no fee arrangement to give peace of mind should anything happen with the buyer, or anybody else further down the chain. It was always impossible to speak to the solicitor dealing with the case at BHW, which was very frustrating. Ironically, the new buyers used BHW to do their conveyancing for the purchase who then, annoyingly, even managed to create more problems for us by causing a delay in the planned exchange and completion dates, asking for documents at the very last moment that it should have been clear they were going to need right from the start and, therefore, could have requested much earlier. Overall, I was very unimpressed with BHW, who could not care less for their clients. They have no interest in customer service; only how much they can get from them.
Using BHW proved to be an expensive mistake, and I would urge anyone thinking of using them to find another solicitor – any solicitor (preferably one who offers no sale no fee), But whichever one you choose, avoid BHW at all costs.
