After moving out of the property after 3 years, Fraser & Co have tried to propose some ridiculous charges in an attempt to extort money out of us.

We have taken care of the property and paid £200 to clean it.

I have disputed the charges, some of which are actually present on check im with evidence provided, and they continue to ignore our comments, and insist if we disagree that we should raise a dispute which would cause a delay to us receiving our deposit.

There were 132 photos taken on check our, but only 60 on check in. The check out photos are all very zoomed in and high detail shots, with the check in not having that level of detail.

Very frustrating and the charges are ridiculous, theres no breakdown and or clear evidence of a like for like, and all our comments are ignored.

Most of the end of tenancy charges are unfair (requesting nearly £300 deductions for mainly wear & tear after 3 years living in the property). Unreasonable asking and trying to pressure tenants into accepting the deduction after taking 2+ weeks to review the inventory check out report that was generated the day after vacating the property. Rabia refuses to review our comments and hides behind TDS, forcing us to raise a dispute with them after 3+ weeks of submitting comments to them. Will report the company to TDS, as they are refusing to review/consider and negotiate.

Macey was exceptionally helpful, responsive and fast! I had called on a Saturday morning to enquire about a property and we had managed to negotiate an offer and move through the whole process within a day. She's always answered my questions without hesitation and has provided me with great advice on navigating my lettings process.

Please avoid as a tenant. I’ve had a slew of bad experiences in just one tenancy including having been blatantly lied to, bluntly ignored when issues have been reported, and now having my deposit withheld for months to the point that I need to raise it with TDS. No rental is worth the stress this agent will put you through.

I feel that at this point the ombudsman needs to step in as this agent preys on tenants and fails to uphold even the bare minimum standards of care following the signing of contracts.

I don’t understand the 5* reviews, but think it’s very telling that they highlight Google reviews (which aren’t verified) rather than using Feefo or similar.

Not sure how anyone can provided a 5* rating, as many others have said, once the contract was signed the service completely changed. Its also questionable that we were asked to pay a deposit to secure priority viewing of the flat.

We got so fed up with the poor service and attempted 20% rent increase that we left, nearly 3 months later we're still waiting for our deposit to be returned which they've already stated will be returned in full.

I have been a tenant with Fraser & Co since 2015 and over the course of this time I have interacted and got to know various team members who have always been friendly, professional, and willing to help. I would, in fact, find it difficult to change agent, as I know them and they know me! So, my 5 stars are in acknowledgement of the services and friendly team members I have had the chance to work with over the past 8 years :-)

Fraser & Co are the second worst letting agency that I have had the displeasure of experiencing! Immediately after signing a rental contract with the Shoreditch office, we had the misfortune of being assigned Rabia Ahmed as our property manager, and she along with the rest of Fraser & Co showed no interest in engaging with me or the other tenant to resolve issues that arose regarding the property.

Issues arose with the property almost immediately, and my co-tenant and I reported the issues straight away. We emailed and called repeatedly, and Rabia consistently ignored emails, or we were informed that Rabia was in meetings. Apparently Rabia has so many meetings that she has no time for her work as a property manager!

As the issue evolved into hazards, and as Rabia continued to ignore our overtures, we had no choice but to have a legal notice served upon the Shoreditch office in order to force Rabia to resolve our reported issues! Having to go down legal routes to get Fraser & Co to provide a service is perhaps something that people who are considering using their services should keep in mind?

Due to the staggeringly amateurish way in which Fraser & Co managed the property, the property landlord chose to end their association with the agency, and chose to sign with another! After I and my co-tenant re-signed an agreement with this new agency and completing all the finance arrangements, I requested a return of my security deposit, which was denied. Despite providing evidence that I was entitled to having my deposit returned entirely, Rabia/Fraser & Co devolved into their usual ignoring of communication / stating that the people we needed to speak with were in meetings. So to get the deposit returned, I was forced to raise a dispute with the desposit scheme in order to force Fraser & Co to return my deposit.

I don't even want to go into how seemingly little their accounts department know about how standing orders and bank holidays work, when it comes to them receiving rental payments, about which I repeatedly had to educate them.

The only reason this Fraser & Co is not the worst letting agency I have ever used is because a previous one had stolen rent and deposits before disbanding and fleeing London. But the behaviour of the staff from Fraser & Co make that position a close run thing!

So, to summerise - staggeringly inept staff in various departments, who will ignore you and attempt to keep any monies to which you are entitled.
