Great team in the Tenterden office
Great team in the Tenterden office. Helen and Sue were very helpful and professional in helping with the sale of mother’s house. This was complicated by probate being required halfway through the process as well as other issues that arose. Their communication was excellent and their advice invaluable. I would use them again and recommend them to others

After renting a property for 14 months
After renting a property for 14 months, in Lenham Kent, which was listed through Hobbs & Parker. It seemed well presented property which was a converted pig shed of some description. This was on a track with access to farm equipment which I didn’t realise was so busy. Our cars were parked where the farm machinery and all other farm traffic passed, this left the cars covered in mud etc. the road leading to the property was full of pot holes and puddles of dirty water, it caused 2 tyres to be damaged. The landlord Ivor only gravelled the road once, which made it precariously difficult to circumvent the large holes
Also the water and electric would go off at least once a month, sometime there was no water for hours upto a few days. The landlord was aware of this but didn't inform me until I signed rental agreement and moved in the I started getting these problems.
The finish to the property was poor, with curtain poles were on the wonk, water heater could only be set for couple of times a day, the panel heaters were on the ceiling, and I was told they were efficient, just to run a few of them down stairs for a few hours a day cost around £300 a month, they didn’t even heat the rooms you had to stand below them to feel heat.
The shower was extremely poor hardly any flow, as it was serviced by a mega flow water heater, however they didn’t put a vessel inline which would have increased the flow.
All in all a bad experience as I left on the 19th Feb 2026 leaving the property in show room condition as if it was my own, the landlord stoped me £400 for what he said was a few holes in the walls where I had pictures, I filled these before leaving, as I knew they’d probably fresh the walls up for new tenants. I even had oven professionally cleaned.
The reason for this was Ivor the landlord blocked my partner in one day and she was late for work, he treated her as though she was nothing and ignored her. I told him he was out of order, i explained I expected my partner to be treated with respect as we pay £1300 a month to live there, since that day he avoided me
On receiving the news I was trying to be done out of £400 on my deposit return, I phoned the office of Hobbs & Parker and spoke to Lauren Arnold (Property Manager) she totally patronised me when I was trying to explain the email I received from Landlord, and the deduction from my deposit. Half way through she said what is it I can actually do Mr Stewart. I said well be the agent and explain how this can happen, when the end of tenancy agreement completed by you showed the accommodation was left in excellent condition. She just said not my problem take it up with landlord.
This is not the first time I’ve found her communication a little demeaning and unsympathetic to the issues. I clearly explained to her I’ve never rented before and would never again I was awaiting my own house to be available to me.
It would appear the only time they have interest in you is at the start of a tenancy or when they are trying to get you to sign up for another year.
I can’t paint the whole company in a negative light but I would be weary of any compassion or help when your having issues like this
I will never rent again, and I hope whom ever looks at renting a property pay head to this and makes sure they ask all the right questions. If I could detail the name of the property and the landlord (Ivor) I would but let’s say it’s a farm in Lenham

Can't be trusted regardless of if you're a tenant or landlord
After renting a property for over 7 years, we were hit with a 17% rent increase, and in light of the large increase asked if it could be reviewed in light of issues like worn decor, carpeting, and damp. We also asked for our exact email to be forwarded to the landlord so our words didn't get misrepresented. Instead of receiving the expected verbal engagement, we received a Section 21 notice. Since moving out, we have discovered the landlord had no knowledge of the situation, our emails weren’t passed on, and, it transpires the agent, Moya at Hobbs, had herself instigated the rent review with the landlord, then telling him we’d refused to pay when we asked for a review. Tenants aren’t considered here, and landlords should be wary too - you could lose good tenants for the sake of this firm taking over and making decisions for you.
