iPlans was established in 2012, so is one of the longest running online design companies in the UK, having designed thousands of projects in the last 10 years. With our inhouse team of Surveyors, Designers, Town Planner and Chartered Structural Engineer, we are able to offer excellence and a personal service. Our online portal allows you to review your project anytime and anyplace. We design online live while you watch, to provide the design you want, set against gaining planning permission and the most cost effective build solution. Our free design sessions, can include a template drawing of your project or a sketch of a proposed design, so that you can see your homes potentiial. We can also provide a planning research report for only £100, that shows the planning history of your home, local precedents and local council policy, so that you can see the viablity of what you are proposing. This fee is fully refundable, once you have commissioned iPlans, to manage your planning application. It could be the best £100 you spend, as you can use it to gauge how knowledgable other companies are, when it comes to planning. We are large enough to employ experts in all the key areas, but small enough to still provide that personal service at each stage, usually with one person looking after you. iPlans stay with you through the build phase, liaising with you and your builder, offering free advice and help. Working alongside your building inspector, it feels that you are not alone. We can also provide names of local builders that previous clients have recommended and we do not earn any referral fees for this, unlike some companies. Internal drawings with a garage conversion
My husband and I used iplans for a recent project on our house. Ant did our drawings and consultations and we were really impressed with him. He was always really friendly and helpful giving us solutions to issues we were having in our house. Whenever we had questions we could always post on the portal that they provide or call with no issues.
Overall we have had a very positive experience using iplans and would definitely recommend them.

I am saddened to read your review of iPlans and I am sorry about the initial delays that you had with your project. As you know we have been trying to work with the council building control department who are struggling in these difficult times. Our initial design was to provide maximum head height in the loft using a hybrid roof insulation system that is accepted by private inspection companies, but unfortunately not by your local council inspectors. Which will result in much needed head height in the loft being lost and a more expensive build solution. Your staircase was designed with a 400mm deep landing at the bottom of the stairs with your new door to the loft bedroom, But unfortunately the council building inspectors insisted on a full depth hallway of 800mm and a redesign of the staircase, that could have been avoided with a private inspection company. At iPlans we always try and give the best design i.e as much usable space in the loft and a staircase design that does not compromise the rest of the house, but unfortunately this not always possible when working with council building control departments. We do stay with you through the project free of charge and I have spoken to your builder in detail about your project, if he has any more questions, please ask him to call me direct

Avoid at all costs.
Poor quality service and absolutely no consultation. Your project feels like a cash cow and they have no interest in your design needs. You have to constantly chase them for explanations, errors or to get the work done (which you pay upfront for).
‘Ant’ the Manager is a pushy salesman who is condescending and only interested in getting your money for the next stage of a project before even completing the one you’ve already paid for. We had 2 meetings with him and each time he forgot what our project was and what work was required - he hadn’t even bothered to look at the plans 5 minutes before we met, so you have no confidence in their ideas.
They rush the jobs through like a production line without familiarising themselves with the clients needs or stipulations. For our loft conversion they suggested having a pole in the middle of the room in front of the bedroom door, and ignored the fact that our existing steels are higher than the floor level - so said we should put a step in the middle of the room (ridiculous). When we asked for a different solution because we don’t want a step or a pole, they refused to unless we pay £300, stating it was an amendment.
They always default to ‘cheapest option possible’ for the client because this is quickest for them to complete. They don’t understand high quality design solutions.
There’s little communication between the structural team and the designer so they suggest ideas which they then realise aren’t feasible. So when final drawings or calcs come back to you, they do not resemble the discussion you had with the designer.
The structural calculations pack and drawings was slap-dash and unprofessional.
Two of the 3 builders we consulted said it was one of the worst architect sets of plans they’d seen. The 70pg pack is the same for every client and just outlines a set of typical joints or articles, it does not refer to the structure in your project - so it’s useless to a builder. They also add a disclaimer to all work saying they can’t guarantee the calculations and the builder needs to have them checked.
They never visit your home or space after the initial survey measurements are taken - so they have no idea of your space, and don’t seem to care.They don’t read messages on their portal and they constantly try to sell their ‘next step’ packages of work, or products from their partnered suppliers.
We were so excited about our project, but this company stripped the fun out of it and have taken thousands of our pounds - and we still don’t have a solution we can use.
We’re walking away from them now to save our sanity.
Avoid.
Choose a company who values your custom, is informed and enthusiastic about contemporary architecture and structural solutions, and strives for quality and good service. Iplans are none of those things.

I am so sorry that you did not have a positive experience with iPlans, but we have had a lengthy discussion about your project on the iPlans portal . To recap planning permission was granted for your project. The issues seemed to be around some of the delays that you experienced while we dealt with each aspect of your project, I can only apologise for this, its no excuse but the whole of our industry has experienced unprecedented demand, with record numbers of extensions, loft conversions and garden rooms being designed and built.
The main issue seemed to be around the structural design of your loft conversion, with an initial request from yourselves to retain the existing steelwork in your loft conversion and to design something around this. This we completed but it meant that there was a 50mm differential in the floor levels between the bedrooms and hallways. This meant that the existing staircase could be retained and not replacing the existing steelwork. We suggested a sloping threshold strip between the hall and bedrooms to overcome this problem, all the time trying to keep the contract cost down and save you money. This also meant that a steel post would be required near the doorway to one of the bedrooms to avoid a very large/ heavy/ steel ridge beam.
A redesign was then requested by yourselves to remove the existing steelwork and replace with new steelwork so that the floors would be level. We provided a quote for the redesign, which you expected this to be carried out free of charge. At this point you became very happy and then added a negative review on Trust Pilot.
I am sorry that you are unhappy with the service that we provided, but we always try and provide clients with the most cost effective build option, with our whole design process.

Very comprehensive building regulation documents
I used iplans to design a small extension and alterations to internal walls at my property. The design was approved by the council without issue and iplans then produced some very detailed building regulation plans with structural calculations included.
The construction method was timber frame which my builder was initially wary of. After talking to iplans though he is now a convert and is recommending that his other clients also use iplans and their detailed build plans.

I know we had to help your builder use the rendered timber frame wall construction that we specified as it was the first time he had used it, but I understand that he has mastered it and will be using it on other projects.
