We recently sold our house through Starlings & Watsons and overall had a positive experience.

The initial valuation was a little higher than the eventual sale price, but we had a figure in mind that we wanted to achieve and they successfully helped us reach that.

There were a few occasions where the agent conducting viewings was running late, which could be frustrating at times. However, everyone was always friendly and professional.

A special mention must go to Janet in the after-sales team. She was excellent throughout the process – always punctual, responsive, and proactive. She regularly chased solicitors and kept things moving forward, which was invaluable during what can be a stressful house sale. Her communication and dedication made a real difference.

This is an addendum to my post on 11th June. Chris Starkings was kind enough to reply, thank you Chris.
The comment that a number of additional viewing requests were received is completely incorrect, there were only 2 additional requests. Both of these advised they were ‘testing the water’ and may go to market, which is why I rejected! instructions had been given on who to commit to a viewing with, these requests were ignored on more than one occasion, Starkings & Watson constantly failed to listen, take or understand direction and show accountability! there were no other requests!!
Mr Starkings commented on key security ‘All keys held within our offices are securely managed and anonymously tagged with a specific S&W key tag, our procedures are designed to ensure keys cannot be linked to individual properties by members of the public’.
We witnessed the complete opposite of this, there was no secure storage (key was within a storage box in a standard cube unit). The key had a small tag but the actual address of the client was clearly visible on the key! I saw this, my wife saw this, it’s a significant security issue!
The issues outlined above are not isolated concerns but form part of a wider pattern of poor communication, lack of accountability and failure to act in the best interests of the client. We placed our trust in Starkings & Watson and, in return, experienced months of wasted time, missed opportunities and repeated disappointment. I will continue to share our experience publicly so that others can make a fully informed decision before choosing to instruct this agency.

We sold our property and purchased our new home through S&W and whilst the transaction was tricky and very stressful to say the least with parts of the chain and their respective solicitors slower than we would have expected. However and thanks in no small part to Rosie we finally completed on the 4th June and i am pretty sure we would have given up had she not been so proactive to chase and keep the chain moving when all seemed lost. Rosie provided updates regularly and sometimes more than once a day to keep us informed we cant thank her enough!!

Chris came and valued our house, he was very polite friendly and knowledgeable in his approach. We felt listened to and confident that our house will sell.
During the whole process, various members of the team interacted with us, Harry showed potential buyers around and liaised with us, he was very friendly and polite. Caroline then helped us through the last few weeks arranging completion dates and waiting for the exchange to occur. Caroline’s positive and friendly manner kept us going during this time. Thank you all everyone.

Our experience with S + W has been positive from the outset. Having purchased with them we also have now sold and it went well. It took a long time to go through but this is in no way their responsibility/fault. Particular credit to Rosie T in sales progression, she absolutely toiled to keep the show on the road when some of the other solicitors created hurdles that I didn't have the time or understanding to try and solve. She definitely kept things moving and undoubtedly helped with things concluding/agreeing exchange earlier than we otherwise would have done. She was also great with timely and meaningful updates which was greatly appreciated. Thankyou Rosie!

My only gripe from the overall process and giving 4 rather than 5 stars was viewings being cancelled on the day - whilst fully appreciating there is only so much within control of the agent, we had multiple viewings cancelled/no show on the day, which was incredibly frustrating at the time. It's hard to say if this was entirely the fault of the prospective viewers (possible) or if more confirmation/verification could have occurred prior to the appointments.

But other than that, all good! Overall, more than happy to recommend and will use again in future when the time comes without hesitation.

Starkings and Watson have been instrumental in finding suitable properties for us in and around the Norwich area particularly as we don't reside in the county. Max Amis has shown us round two properties and was very professional and courteous on both occasion. Tabby too was equally helpful. She alerted us to likely properties and may have found our new home!

What an absolute star Rosie Turley, our sales progressor from the Poringland office has been. It's been a very long stressful time for us, with ups and downs every week, all from the lower chain I might add. She has chased every day for us and I really believe without her hard work and determination we would still be waiting for completion. Thank you so very much Rosie, an amazing job!

From their initial appraisal to marketing, negotiating of the sale, offering of unbiased guidance and continuous updates from professional sales admin team support, this usually monumentally stressful life changing event has really felt like a shared load therefore less of a heavy burden than it might have been otherwise.

Excellent support for the sale of our property. We had a very challenging sale for our property as the process went on for much longer than expected and became very stressful however throughout it all the sales progression team kept us updated on a regular basis, they were always there to offer support and tried exceptionally hard to keep the chain in the sale moving along although there were many challenges. Caroline from the Poringland sales progression team was fabulous, so calm and attentive and always updating us when she said she would, she worked exceptionally hard to help negotiate us through this very frustrating sale I can’t thank her enough. Great team, I would certainly use them again for future sales.

Have just sold my property in Scole, I have to say Jake and Steve did all they could to get viewers through the door and assisted so much last year when I was in hospital for nearly 3 months. The team were great. Extremely helpful in booking viewing for perspective purchases. Would always try to fit you in where they could. Stephen was great at showing us around, knowledge of the properties was excellent, never pushy, just left us get on with it but was there to answer any questions we had. When we did have an offer accepted, Millie was great at communicating ensure the process progressed in an efficient and timely manner.
