They are not your Management Company !!!!

They are managing Latymer Court Estate and they don't have any idea how to manage the contractors.
1. Security: they don’t have any control on the security company. The workers are replaced continusly with people without any training, information and instruction. Two weeks one of them called "old b...h” my wife, because she was claming for a parcel.
After two weeks according to Willmotts’ email the case is still under investigation.
2. Mantainance: in the last 2 years we had the lift broken for over 6 months in our block. At present, we have the heating and hot water systems shutted down, replaced by two auxiliary boilers. The rental cost and fuel consumption of these boilers is unknow. We have sent an email and they say that they are too busy to answer.
Absolutely talk with Latymer Court residents before contracting them and if you can, avoid them at all!

Willmotts have been fantastic!

They’ve made the whole process easy, were reassuring during what can be a stressful process making it straightforward and didn’t make me feel pressured at any time.

Stuart Urwin was brilliant during the viewing, looking into any queries and followed up quickly whilst put me at ease.

Solomon Moodie has also been brilliant, communicating well throughout, keep me updated and also very reassuring. He organised ensuring there was electricity to the property and made sure the key card was top up to ensure the smooth running of the move. Much appreciated!!

Great Company, Very supportive Property Manager and Greatest Caring Landlord.

Our Home since 2019. We have been bless and given a great opportunity to live happily and safely in our Flat. My family and I is very thankful to our Landlord in letting us rent the place and being so understanding, caring and fair. I started letting my flat via Willmotts…

I started letting my flat via Willmotts and Benjamin Glendewar, Property Manager, was assigned to my property. Benjamin and Willmotts estate agents helped and guided me through all the new and up-to-date paper work needed. Benjamin has been available all hours to answer my questions and has also been there to advise and assist with any repairs or issues concerning the property. Excellent help and I highly recommend Willmotts and their super staff...!

Willmots estate agents in Hammersmith…

Willmots estate agents in Hammersmith are by far the best agents I have ever dealt with. Particularly Stuart who I had the pleasure to deal with during the sale of my old property and a purchase of a new one. Stuart provided excellent customer service, expert advice, and clear and swift communication. Moreover, his positive attitude and friendly demeanour made the whole process very pleasant and took the stress off my shoulders. I would recommend him without any hesitation and will sure approach him again when it comes to my next move.

By far the WORST management company…

By far the WORST management company I've ever dealt with!
Not only are they totally useless; they barely respond to you, and only reach out to you when they want to charge you for something (then conveniently disappear when you ask for details), they're also extremely incompetent and can't answer basic questions.
I'm honestly not sure what it is they're 'managing' - I really hope enough people complain about them, as they need to be reported and investigated. I don't trust them with anything, let alone my managing my property! BE CAREFUL!!!

Impossible to speak to anyone other that a non interested receptionist …

Impossible to speak to anyone other than a receptionist who doesn’t know what she should be doing.
I gave up after 3 attempts to conduct some local business with them if they can’t be bothered to train staff properly then I won’t be trusting them to advise me after wasting almost an hour of my time today

No stars for Willmotts.. but 5 stars for Peter Bernicchi!!

Willmotts property management is useless. I have been with Willmotts for 15 years (since as a Leaseholder I have no choice), I fully question the competence of this company to be able to manage a building. They have serious issues within their property management team and do not operate in line with any code of conduct. Unless you are able to liaise with Peter Bernicchi, it is worth steering clear of this company altogether. It is to Peter that I am awarding 5 stars, if there were more stars I would award Peter more as he is an exceptional and experienced professional who really knows his stuff and is able to follow through on issues that need addressing, both efficiently and effectively. My experience of the rest of the property management team (over 15 years now) is that they have no interest in managing buildings, even less capability, and their sole objective is simply to charge exorbitant management fees, for doing nothing. The state of disrepair Willmotts have run my building into is very concerning and the fact Willmotts are still able to operate in this field as a legitimate business is surprising. I am so relieved to now see a competent individual at the helm, Peter Bernicchi, to sort out the mess Willmotts have made of my building. If you are not lucky enough to have Peter Bernicchi and have to continually submit formal complaints to try to get anything done then you will see that the general 'Willmotts couldn't care less about your property' is an attitude endorsed and reflected by senior management - the only way to actually get any of the required works performed for your building is to complain directly to the Ombudsman. Going back to the topic of management fees you should also be aware that Willmotts have the cheek to charge management fees even when there is no-one managing the building. They justify this by throwing you a name and 'pretending' someone was actually managing the building. The latest name they've used for our building is 'Aisling Ampadu', however, given 'Aisling Ampadu' was not able to respond to any emails or telephone calls for a period of >6 months, this tells you everything you need to know. Another name they've used in the past is a 'Davide Barelli'. Be aware of these tricks, they are truly appalling. Mr Peter Bernicchi has now been the property management agent for our building for approximately one year and what a difference!! Peter is the first person I've come across at Willmotts that is effective, thoroughly professional and who also operates to a code of conduct (i.e. all the normal thing you would expect in business). He responds and actions emails, telephone calls, and he gets things done. He is delightful to talk to, so professional, full of ideas and potential solutions to problems. He gets things actioned quickly, clearly knows what he is doing and is obviously very experienced. I certainly hope the rest of the property management team pick up their game and learn something from him. Thank you Peter for everything you have done to date, it is truly appreciated and I am so glad somebody is finally managing our property properly, after so many years of neglect.

Stay away from Willmotts

I recently had the unfortunate experience of dealing with Willmotts, and I must say it was nothing short of disappointing and frustrating.
From start to finish, my nteractions with this company left me questioning their competence and commitment to providing quality service.

First and foremost, communication was a major issue. Whenever I tried to contact them with inquiries or concerns, it was like talking to a brick wall. Calls and emails often went unanswered for days, and when I did manage to get through, the staff seemed disinterested and unhelpful. It felt like they couldn't care less about addressing residents' needs.
