Extremely poor experience with Haslams

We had an extremely poor experience with Haslams. Poor communication, Poor check-out process.
We paid for a professional clean when check-out, but Haslams still casually logged it as a "self-clean" in their system without any prior communication, and subsequently tried to charge us an additional £300 for a second cleaning. Furthermore, they attempted to hold us liable for pre-existing damages and refused to review our evidence. They just casually dismissed our proof, claiming our photos "were not trustworthy" and that "timestamps can be photoshopped". When we requested side-by-side photographic evidence comparing the property's condition before move-in and after check-out, they completely evaded the request, clearly because they have no evidence to support their claims.
While we have raised a formal dispute with the TDS, the immense time, effort, and emotional stress we’ve endured could have been entirely avoided with a trustworthy agency. Save yourself the stress and avoid Haslams.

As with all tenancy deposit matters, any proposed deductions were based on an independent check-out report and subject to landlord approval and tenant agreement. Where agreement can't be reached, we advise that the matter is referred to the Tenancy Deposit Scheme (TDS) to provide an independent adjudication service, and review the evidence submitted by all parties.

Regarding cleaning, we contacted you after the cleaning status shown on Depositary indicated the property had been self-cleaned. Once the check-out report was received, you were informed of the identified issues and offered the opportunity for your cleaners to return before the new tenancy commenced.

We appreciate that discussions around deposits can sometimes be frustrating, particularly where there is a difference of opinion regarding a property's condition at the end of a tenancy. Throughout the process, we aim to support both landlord and tenant, helping progress matters as fairly and transparently as possible.

Poor experience overall

Poor experience overall. Communication was consistently delayed, for both repair and during the checkout process. A simple change for blind took more than 4 months. And they told us to redo cleaning at 4pm the day before the last date we can enter and charge you £300 for them to do cleaning even you pro-cleaned properly. The property manager Bushra was always out of office and when check out, the manager Thomas refused to properly read or engage with our negotiation points.

The check-in report was quite rough and general across the property, but the checkout report was much more detailed and focused on small marks, tears, and issues that could potentially be charged to us. Look at how close they check the fridge, I cannot imagine they dare to charge for it. This is so unfair and inconsistent.

I would not recommend this agent based on our experience.

Haslams managed my tenancy for 5 years

Haslams managed my tenancy for 5 years with utmost professionalism. In particular Harry Wells who manages property inspections always responded to any tenancy issues speedily and ensured my interests as a landlord were always safeguarded. I've used many estate agents over the years and Haslams are by far the best!!!

buyers should exercise extreme caution

After two failed purchase attempts involving properties marketed by this agency in Reading last year within roughly 8 months, I think future buyers should exercise extreme caution.

The first purchase collapsed due to EWS1-related fire safty certificate issues. The second property later received a Level 3 survey identifying multiple major defects and structural concerns.

What concerned me most was not simply that defects existed — older UK properties can naturally have issues — but the way the situation was handled after the survey results came back.

After raising the findings, I received multiple lengthy phone calls attempting to pressure me into continuing with the purchase despite the seriousness of the report. During these conversations, I was told that “surveyors are paid to write bad things about properties,” which I found deeply unprofessional and irresponsible advice for such a major financial decision.

The process became extremely stressful. Instead of acknowledging the concerns properly, there seemed to be repeated attempts to minimise or dismiss them. In the end, the survey findings were independently validated when the lender (Barclays) ultimately refused to approve the mortgage due to the property’s condition.

At that point, it became very clear the survey was not exaggerating anything.

Buyers should absolutely carry out independent surveys and take professional advice seriously, regardless of pressure during the sales process.

I would strongly recommend that future buyers proceed carefully, do thorough due diligence, and avoid allowing themselves to be pressured into proceeding against professional advice.

Great service, highly recommended

I had a very good experience with Haslams while looking for a rental apartment in Reading. I had several viewings that all were friendly and professional. Upon finding a suitable property, both Holly Adamson and Alice Baker were very helpful in guiding me through the referencing procedure and the signing of the tenancy agreement, which is especially helpful for expats trying to navigate the UK rental market. I recently rented an apartment through Haslams, and the whole process was smooth and straightforward from start to finish.

Professional, supportive and detailed service throughout the rental process

We had a very positive experience with Haslams Estate Agents. Alice Baker was very helpful with document checks, referencing, and communication with the landlord, which made the rental process much smoother for us, while Laura Kirby was excellent during the property viewings, explaining everything clearly, knowing each property in detail, and helping us understand the additional costs and services. Smooth, Professional, and Highly Recommended!

I recently secured a rental apartment through Haslams and I'm very satisfied with the experience so far. I'm looking forward to moving in and will be sure to share an update once I do!

From start to finish, the process was smooth and professional. The staff were incredibly helpful when it came to arranging viewings, and the tenancy check process was impressively streamlined - fully digital with minimal effort required on my part. Communication throughout was clear, prompt, and brilliant.

Property views

We saw few properties with Haslams and Laura was our agent and she has been exceptional. She explained everything patiently and engaged us in friendly conversation which made viewings very easy for us. Definitely recommend her.
