This is place is a joke
This place was a complete joke . When we got to the rental and ended up seeing blood on the sheet in a bedroom it made us sick wondering how they can say they cleaned it and or charge so much. We took photos and sent it to the company and what we got was a email after our stay in response stating they would refund half of the cleaning deposit. So they admitted they didn't clean the unit to the company's standards or even normal health standards leaving blood on a sheet. After trying to reach a reasonable resolution Tracy responds with our decision is final. Well Tracy what we were trying to work out with your company to make it a acceptable resolution instead your losing a customer and I hope others read this before they stay with your company.
No body offered to send a cleaning crew out as nobody responded until after we checked out.. I sent a photo of the blood sheet and I was completely disgusted in how I was treated when finding blood on a bedroom sheet at a place you control and your housekeeping team didn't clean.. a refund on 100 was a joke to offer for finding blood and a 10 percent discount on a future was a waste of time as I was disappointed and disgusted with the first stay. That has never been made right . I requested half my money back and a future stay on you to show me how you guys hold yourself to cleanliness.

Renters beware!
I rented a Meredith lodging property through Airbnb in 2021 for 2 nights to attend a family member’s baby shower. Everything seemed fine (it was an older cabin in Sunriver, a bit rundown but it was very cost effective). It’s important that I first point out ALL our communication had been via text, nothing through the app whatsoever. The person I texted with was very polite and kind ahead of and throughout my whole stay. Fast forward to a year later when I attempted to rent my next Airbnb while I was stuck out of state. Nobody would rent to me and I finally had a nice host tell me I have a terrible rating on Airbnb. Apparently Meredith Lodging had sent me a message via the app asking about some Marina passes. I did not use these passes during my stay, in-fact I don’t even know what these passes are for. But instead of contacting me via the communication channel they had utilized originally, Meredith Lodging decided to retaliate against me and tank my guest rating on the Airbnb platform. Airbnb has indicated they cannot remove the rating and Meredith Lodging has indicated there’s nothing they can do for me either (and frankly it seems they don’t care about what they did to me every time I’ve attempted to rectify directly with them). I made an attempt this year to rent from Airbnb again (4 years later) and the host said they will not rent to me because my guest rating is very low from this one rating from Meredith Lodging.
I’m an extremely responsible person and this whole situation has been very stressful as I’ve attempted multiple times to rectify it. I’m unsure why Meredith Lodging didn’t contact me via text or phone since that had been our ONLY form of communication before they took these retaliatory measures. I would avoid this company at all costs and I make sure to spread the word to everyone I know so that nobody else has to experience what I’ve experienced. I hope this review helps others avoid this type of stress and headache!

Excellent location and cleanliness of vacation rental. There was vacasa in town as well but I prefer to do deal with a local company that knows the area. My third year at the same place in central Oregon.

Clean, accurate photos, some maintenance issues
We have stayed at several of their lower cost units. The photos always seem to be very accurate. They are usually very clean. The linens are decent quality. The kitchens are well stocked, with lots of items, but skillets are often not the best quality. Customer service is usually very responsive, quick, friendly but overly strict on rules sometimes. If there are last-minute issues due to maintenance (which we’ve had a few times) sometimes they are flexible to let you move, sometimes not.

I was very pleased with the service
I was very pleased with the service. It was easy to navigate online and book. There were six of us and we all had a great time in Lincoln City staying at a Meredith Lodge. I would do it all over again! Beaches, King tides, deer in the yard, walking your legs off, eating good food, just plain "getting away from it all."

I am updating my review. Initially I did not get great customer service regarding the need to cancel my reservation. I am happy to say that Marnie called me back and was a delight to work with. She was empathetic and understanding to our situation and worked with us to come to a positive solution, which was much appreciated. Their properties are great and we look forward to staying with them in the future.

False advertising with bait and switch tactics
EDIT: these scumbags are lying about the maximum number of guests. Their listing on their own website states a maximum of 6 guests which includes two children. Airbnb also states infants shouldn’t count towards the guest maximum, but that’s beside the point. Don’t count on this immoral company honoring your reservation when you show up at the property.
Extremely dishonest and immoral short term rental company. I booked a weeklong stay at one of their Palm Springs properties and was upfront about the number of guests. I have always been transparent with Airbnb hosts and have a very high guest rating on the platform.
The number of guests allowed in the property was clearly documented on the subsequent Airbnb reservation, and their own property description in fact states two people were allowed per bedroom plus two children (for a total of six people). A day later, they claim that I had gone over the occupancy limit, and then attempted to rudely argue semantics with me despite their own property description running contrary to their false claims. Basically they acknowledged that it was wording error on their part but then refused to cancel the reservation on their end because they knew they would be subject to Airbnb penalties.
Airbnb clearly also states that hosts are not allowed to discriminate based on the number of infants. Their motivation I suppose was to try to extort me for more money, as they then conveniently "recommended" that I book one of their other properties for more than double the price. After refusing their outrageous alternative, they still refused to cancel the reservation, and I have since reported them to Airbnb support for an egregious breach of contract.

Not posting honest reviews
House we stayed in on Devil's Lake in Oregon was not at all what the pictures depicted. The house was very old and worn and not very clean. Fridge did not work well either. I wrote a review and they are not posting it. They have only posted 1 review for 2024 and it is now almost November. I will not rent from Meredith Lodging again as they pick and choose which reviews to post.

Customer Service Experience
This review has nothing to do with any of there properties I've stayed at. I've always had a great time and have never had any issues. This is solely about there customer service. Without making this super long it started in August when I booked a property for a trip in October. I ultimately ended up using there one-time courtesy date change and had my stay in October changed to December. First I messaged them which I received a response back fairly quick, but then nothing. Unsure how to proceed I eventually called the 800 number listed on there site. That was a total mess. Not sure where there call center is outsourced to but I could not understand the guy trying to help me. I felt bad cause I probably said "what?" like 50 times. After that fiasco, they never changed the date for when the 2nd half of the deposit comes out of my account. Expecting it to come out in November, it came out a couple weeks ago in September, coinciding with the original October dates I had booked. Last week I decided that I wanted to stay at the property an additional 3 nights in December, on top of the 5 nights I already have booked. Because of my poor experience with messaging and calling I decided to just go ahead and book the additional 3 nights online. This turned out to be a big mistake on my part, cause now I have 2 separate reservation for 1 overall stay. Since I booked 2 separate reservations for 1 stay I'm basically paying a bunch of fees twice, cleaning fee, hub fee, etc. This is my fault, I agreed to the terms and conditions. I messaged them on Thursday last week. I inquired about possibly having some of the those fees waved that I'm essentially paying twice for, which they weren't willing to help me out on. Again, it's my fault. Now the 1 thing I asked when I messaged them. They never answered. I actually messaged them again later that day and it's Monday now and still no response. Am I going to have to worry about a cleaning crew showing up at the property halfway through my stay because there going to see it as 2 separate reservations? Is my door code going to stop working halfway through my trip? These are the things I want answered, which doesn't seem to hard. At least stir me in the right direction. Should I wait until the trip gets closer and call one of the locate offices? I have no clue cause no one will get back to me. Overall it's been a frustrating experience.

Booked a cabin for my Wife's birthday. We have always used Meredith and they were great up until there was a problem and then everything fell apart. We got to the cabin, which was infested with spiders. Called Meredith and they said they would send someone out to fix the issue. The next day, we took off, came back, and some of the spiders were removed. We still counted north of 40+ spiders in easy-to-see areas. Called them up, and we were ghosted for two hours being told the lead was on the phone, or lunch or busy. So, knowing we weren't going to get a response, my wife and kids decided they didn't want to stay in the house with all the spiders, and not knowing the species, we left hoping for them to be reasonable and refund us the two other days that we were not staying for. We were told that they did what they were supposed to do and would not refund the money. I asked for the contract, and they have ghosted me ever since.
Do yourself a favor and go with someone else. They aren't worth the heartburn if something goes wrong.

Do not rent from them… it’s a scam
We rented an expensive property in Brasada Ranch and had an awful experience. The property was dirty upon arrival, moldy food in the trash, food on the towels, hair covering the bathroom floors and poorly made beds. I contacted Meredith Lodging and they offered me a $100 credit for the cleanlines (funny thing was that we paid a $300 cleaning fee… 🤔). The AC went out as well and it took 3 emails and 2 phone calls for them to get anyone to even respond about it getting fixed. It was out for 2 days and they offered me a $100 credit for that.
The furniture in the property was also awful, mismatched and sparse, it felt like a college rental house. It wasn’t anywhere near what we expected for an almost $700/night property.
I asked to cancel my stay when the AC was out and they refused to refund me. This rental agency is a scam. Do not rent from them!!

Meredith Lodging was awful!
Checked into a 5 bedroom house in Sunriver Aug. 4, 2024 and was told 10 minutes before checking in that we could not use the bbq because it was rusty. I get to the house and look at the BBQ and it's completely disintegrating - no way this just happened. Meredith Lodging said they couldn't do anything until they talked to the owner. Nothing was done the entire stay.
We put a load of laundry in and the washing machine jerked so hard it almost pulled the plug from the wall. We took all the clothes out (it was a small load) and put a few pieces in and restarted the washer, same thing. I sent an email to Meredith Lodging and they did nothing. 10 people in a house with no washing machine??
I talked to the person at Meredith Lodging and I was given a big sorry for the inconvenience and they would give me a $100 credit for a future stay. Then they gave $50 back to my CC.
I said you are a Property Management company and aren't doing anything. No repair man, the house needs a new bbq (which they knew way before since it was completely unusable).

I'm an owner
I'm an owner, and was interested in listing with Meredith and was working with a local representative, but we haven't gotten very far:
- Their agreement is written extremely in their favor, as one would imagine of a corporations legal agreement. However I've also seen agreements that aren't like that, so it is a choice. We requested some minor changes but never received a response. It's concerning to sign a long term commitment like this, with a company where if there's a policy question or issue it can't be addressed by the local person and has to be escalated up a VP type chain and then there's no response. I worry of having a problem and then it always having to be escalated and then never getting responses. Having to move the wheels in a big company is a way big companies can just ignore things.
- The agreement is very cryptic and incredibly short single sentence regarding fee's, what they are for and who gets them (do they go to Meredith or the owner). The fee's charged and who they go to are not precisely enough described so then there is danger of being re-interpreted to suit whatever future situation I might have a fee disagreement about. Meredith adding fee's, increasing fee's to become profit centers, etc is kind of just 'open', based on how the agreement is written -- this is an industry wide issue as far as I can tell. Long agreement, two cryptic and vague short sentences about the ongoing recurring fee's that will be happening in each rental. I find these agreements put lots of language into corner cases, but the regular recurring matters that will happen all the time with every rental session such as rent and fee's are written in shockingly short language -- where then whatever happens the party could say 'see there it says' 'meredith collects all fee's on behalf of meredith' or what have you.
- They have false advertising to owners, their brochure to owners states:
"Meredith Lodging Management Fee -
What’s Included?"
"Full house clean after each guest stay"
This is written clearly, and if you read this literally, it can only mean one thing.
In contrast to their claims, they charge the guest a cleaning fee, so this is not by definition included in the management fee if they also charge the guest a fee. I called Meredith Lodging about this and spoke to a person in charge of the market in my area, they had a lot of circular talk around it and said they'd escalate it and I'd get a call back and I never did (the pattern). I also brought it up to the other Meredith person locally I was working with but they ignored the question.
- I asked for a breakdown of fee's that will be charged to guests when renting our property, so there is transparency, and was told this would be sent to me, however I've never received this information. One of the grifts in this industry is the manager loading up fee's onto the guest which they don't revenue share with the owner, increasing your price in the market. Making the cleaning fee a profit center, or other fee's. I want to see all that before signing a term agreement which speaks of these things in vagaries. Most agreements say that the manager will pass on expenses to the renter, which implies its the actual expense. But the manager will never tell the owner their actual cleaning, damage insurance, etc expenses and can really make that up, so its important to find out what will be charged to the tenant on a recurring basis -- 'if someone was to rent today, what would they see on the quote'.
One of the challenges I've had with managers thus far is they set false expectations with the owners upfront and then do not live up to the expectations set. It's really important to have a good agreement for *both sides* and a responsive company, because THERE WILL be issues with any real estate engagement and there has to be a way to resolve issues or at least reach a decision maker.
Broken Dryer/ No help from companyto remedy the problem.,
We were told a day before we left that the clothes dryer was not working in our rental . We arrived on Sunday and left on Saturday. After numerous calls to the office, we were told someone would be out.They also informed us that a laundromat was nearby and that the weather had been pretty nice for drying out things. Who informs their clients about such stupid stuff. We paid a good rental fee for this rental and we were not at all happy about their response! Finally, on Thursday afternoon a new dryer arrived. This was our third time at this rental and it was not as well supplied or as clean as before. No towels were left in the bathroom, very little soap in the kitchen and the window sills were filthy. I am very unhappy with this rental company. Never once was there an apology for any problems or issues. We were suppose to be on a restful weeks vacation and it was not as anticipated. I will not rent again from this company!!! Our reservation number was 8136541, dates were 7/8/24 thru 7/14/24. We rented the Chez Adsuar, The name on reservation was J. Southard.

Dirty house, untrustworthy property management company
This review was updated and revised 8/2/24. We had a disappointing rental house experience in Waldport, OR, July 21-25, 2024. The house was advertised as beautiful and fully renovated. In reality, it was dirty, the worst issues being pee on a mattress and a downstairs carpet that badly needed shampooing. There were also many dirty dishes in the cupboards and several other problems. The house was $700 per night for 3 bedrooms, 6-person capacity. I felt like we got ripped off. I called Meredith Lodging 3 times during our stay to log various issues we found since they said any problems needed to be reported before checking out. After check-out, I submitted a review for the house on their website (twice) but they never posted it. They choose which reviews they want to post and only show you the best ones. I emailed Meredith Lodging, including pictures, and their resolution was to refund the cleaning fee and give me a $100 credit towards a future stay (keep in mind I had paid $2,800 for this stay). They felt that was appropriate, but I wanted at least one night's fee refunded (not just a credit towards a future stay). I do not trust this company and recommend you don't stay in one of their properties, or if you're a rental home owner, find another property management company.

Overpriced, mildewy beach rental with backed up garbage disposal
I paid an exorbitant amount for an ocean front rental on the Oregon coast. The 1960s home was badly rundown, reeked of mildew, and offered an ancient lumpy mattress. The garbage disposal was broken when we arrived and remained that way during our 5 night stay despite my repeated pleas to repair it. The smell of rotting food overlaid the mildew spell. First and last rental experience with Meredith lodging.

Do not use Meredith for any rentals....
Meredith thinks it is okay that "owners preference" for outside furniture is 2 broken plastic Adirondack chairs. Only beach house we have ever stayed at without appropriate outdoor furniture (chairs, table) or BBQ. No dishwasher and all the kitchen utensils/plates/pots were dirty in the cupboards. Broken kitchen chair and run down house....save your money. Based on Meredith response they clearly do not care, no one should be booking any properties with this company.
Regarding your reply...what are you talking about? I did not need AC and a fan...I needed the chairs not to be broken and a house that was not filthy. Your reply (clearly not looking at my review) is typical for the reply I got from your company..inadequate.
We will never use Meredith again and I will make sure everyone we know knows how terrible your company has become.

Wonderful stay, tranquil retreat
Had a wonderful stay at Hokona House. Excellent customer service from Samantha at Meredith Lodging who went above and beyond to accommodate us at check-in when we were delayed. Meredith Lodging customer service was friendly and timely to respond to text messages during our stay. The house and pool were exactly like the photos. Appreciated the cleanliness, attention to detail, and sophisticated amenities you won’t find anywhere else like Peloton Tread in the fully outfitted home gym and Mocchamaster coffee maker. Loved the tranquil and stylish backyard and pool. Unfortunately, there was an issue with the hot tub, the spa water was not clean, it had white plastic flakes and debris throughout from that appeared to be from the spa cover deteriorating and flaking off. I let the property management know, but they weren’t able to resolve the issue during our 4 night stay so we weren’t able to enjoy the spa as we hoped. Hopefully once the owners replace the cover the hot tub maintenance issue will be resolved so we can enjoy it on a future trip. Was really looking forward to using the hot tub so that was a bit disappointing. The only other room for improvement would be an upgrade to a more premium feeling, plush memory foam hybrid mattress in the primary. it would also be nice upgrade to offer a TV in the queen guest room as well as the primary. We loved the house, felt very comfortable and look forward to returning on our next visit to Palm Springs.

Denied access at designated time
We rented a 700 sq ft home at Manzanita, OR from Tuesday - Friday in early May from Meredith Lodging. Given the size of the house, off season, weekday rental, and designated 4 pm access time (per rental agreement), we were disappointed to be denied access to the house for nearly an hour, especially after a 4 1/2 hour drive. The housecleaner answered our knock on the door, would not let us in and told us to go away. Meredith did not respond to my email or text regarding being locked out, and my subsequent phone call yielded no result, recourse, or even an extended checkout in exchange for the delayed check in.
It’s frustrating to sign a rental agreement, pay the agreed upon rent, and then experience a cavalier disregard of that contract. And yes, we held up our end: stripped beds, started a load of laundry, washed and put away dishes, took out garbage, and checked out prior to the 10 am checkout time. It wasn’t hard.
