Proactive and helpful

We have just sold our flat in Folkstone…

We have just sold our flat in Folkstone with Wards, after unsuccessfully with another local agent.
Maria Meddings has been our point of contact from start to finish and has been fantastic throughout.With constant updates and prompt replies to phone calls and emails, she has made the whole experience a lot less stressful than i have experienced in the past.

complete waste of 20 weeks

As another reviewer said, it has just been a complete waste of 20 weeks!

From the outset, communication was difficult. They were very unresponsive. Messages came from a whole range of different email addresses. Messages appeared to come from one person but were signed by a different person.

Wards makes a big deal out of being an “independent” company, but all that means is that they are not listed on the stock market, they are still huge, employing many thousands of people. Calls to local offices are often routed via their call centre & calls from them appear to come from the local office but are just random people in the call centre.

Changing text and photos on RightMove should be easy, but it appears to be handled by their IT centre & not the local agents, which means it was impossible to get any changes made, despite multiple requests, so we were stuck with a badly written description & bad photos. The main photo on RightMove kept reverting to a random internal photo & Wards claim that is normal, but they are the only agents that happens with.

We felt that after a few weeks of being on the market they seemed to completely lose interest in trying to sell our house. They talked about a commitment to call us every Wednesday, but that rarely happened. If it did then it was just a standard bit of text from a call-centre person.

To increase their commission, they duplicate listings by selling them via “Homewise”. We didn’t agree to that and felt that it was detrimental to trying to sell.

The staff seemed to have no understanding of the market & gave a wildly incorrect valuation. The fee is a fixed value, which means that they have no incentive to achieve a sensible sale price and their percentage profit keeps increasing as we drop the price.

I would say that before you sign with Wards you should check other, truly independent, agents. The contract time should be more like 10-12 weeks & the fee should be more like 1 – 1.2% + VAT. Wards will constantly say they are “working really hard”, but we found no evidence of that.

Great experienced

Brandon Boyd’s support and encouragement gave us the confidence to believe we could secure a full mortgage, with amazing help from Dave Vitler -Mortgage Matters.

Amazing service and experience from Wards of Loose

I cannot thank Wards of Loose enough during our buying and selling process! Linzi and Vicki especially were absolutely amazing, they are a real asset to your company! They were professional, understanding and kind. Jane Baker also was incredibly helpful and informative keeping us updated at all points. Wards give excellent Customer Service

Wards have been very efficient, very professional and we have had excellent customer service from all of their staff that we have dealt with - Graham, Emily , Freya, Shane , Grace and Adam.
They have all responded to our requests and questions in speedy way with phone calls and E mails to follow up from our visits to the office.
The advice and guidance they have offered has made us feel very relaxed about our House move.

If I could give zero stars, I would. My experience with Wards of Larkfield, and in particular James and Richard, has been nothing short of appalling. From start to finish, their handling of our property transaction has been riddled with incompetence, miscommunication, and what I can only describe as deliberate obfuscation.

They failed to provide basic transparency around fees, misrepresented key terms, and left us chasing updates for weeks including a two-week delay just to confirm an offer in writing. Calls went unanswered, emails ignored, and when they did respond, the information was inconsistent and often contradicted previous statements.

Worse still, it appears they intentionally delayed issuing the Memorandum of Sale to push their own mortgage and conveyancing services, prioritising their commission over the interests of their paying clients.

This agency has clearly breached multiple sections of the Property Ombudsman’s Code of Practice. My formal complaint was answered with dismissive tones and I will be taking this up the chain.

If you value your time, money, and sanity, steer well clear.

We sold our property through Wards of Walderslade in December 2024, and nearly nine months later, the sale still hasn't completed. What should have been a straightforward process has turned into a drawn-out, stressful nightmare due to incompetence, lack of communication, and complete unprofessionalism from multiple members of staff.
We were assigned Barry Smith as our Sales Progressor. To say he has been ineffective would be an understatement. He has failed to keep us updated, failed to chase crucial milestones in the sale process, and generally shows no urgency or initiative. He consistently had to be prompted to act, and even then, progress was slow or non-existent. It's baffling that someone in this role is allowed to operate with such little accountability — he is not worth a fraction of the fees Wards charge.
Things became so frustrating that we formally requested Barry be removed from our case. Wards acknowledged his lack of performance and reassigned our file to Anna. That alone speaks volumes about the internal awareness of how badly things were being managed. Anna even called us on a Saturday morning to ask what our main concerns were with Barry, as he was due to have a meeting with someone higher up. The fact that such a meeting was even needed reinforces just how badly we were let down.
Our agent, Anna, initially seemed competent and helpful — she got our property sold quickly. However, her involvement post-sale has been disappointing and deeply concerning. She has given us incorrect updates on multiple occasions, including misleading timelines and vague answers to direct questions. We started to lose confidence in anything she told us, as it felt like the information was either outdated or simply made up to just give us an answer.
Dealing with Antony Boyle, the branch manager, has been the most disheartening part of the entire experience. A manager is supposed to lead by example, offer solutions, and step in when things go wrong — unfortunately, Antony does none of this. He has been rude, dismissive, and on three separate occasions, told us that we should have “drawn a line under our sale.”
This kind of attitude from a branch manager is staggering — essentially advising clients to pull out of a sale that his team is supposed to be progressing. It shows a complete lack of accountability and professionalism.
Throughout the process, Wards have shown Poor internal communication – staff often contradict each other. Zero proactive support – we have had to chase every update ourselves. No urgency – there is no evidence they’ve done anything to push the sale forward. No ownership of mistakes – every issue is someone else’s fault, and we’ve never received a sincere apology or meaningful action.
For the high fees Wards charge, the service should be efficient, supportive, and professional. What we’ve received instead is amateur-level service, stress, and delay — and we’re still stuck in limbo nearly a year after the sale was agreed.
If you're considering using Wards of Walderslade, don’t.
There are plenty of estate agents out there who will actually work for the fees they charge, communicate effectively, and support you through what is already a stressful life event. Wards have offered us nothing but delay, stress, and disappointment. We’ve now submitted a formal complaint and are exploring further steps.
Avoid this branch at all costs. You will regret trusting them with your property.

Once a sale has been agreed, the conveyancing process is overseen by the instructed legal representatives. Whilst we monitor progress by liaising with the parties involved, we have very little control or influence during this time. Amazing valuation and service

I booked a valuation and my local Walderslade Wards agents came out promptly and kept me informed every step of the way. I found the statistics in the custom prospectus they made for me very helpful in recognising my property value in terms of market trends.
Antony Boyle was very polite and honest and got straight to it. Although i need some more time deciding, i will not hesitate going with him.

Buying our first home was a beautiful experience

This was our first home and wards of kent, Gillingham branch made our experience so wonderful and memorable . They were thoughtful and never leaving a gap, there was always someone to speak to and they did an amazing job in following up with both us and our solicitors . My amazing shoutout and love to the staff at wards gillingham , especially to Nicole and Kim , I could feel the excitement in you guys as we collected our keys, you saw the process through excellently and we are thankful 😊
