Outstanding Agency
I recently completed on the sale of my property via Wards in Cliftonville. My main point of contact was Nicholas Florides. At the outset, he provided a thorough and well researched valuation, taking the time to explain current market conditions, comparable properties and the strategy behind the recommended asking price. Nicholas didn’t just aim for a quick sale, the marketing was first class and also demonstrated excellent judgement in qualifying potential buyers for me, ensuring that viewings were meaningful rather than just numerous.
Communication throughout was flawless and I received regular updates from not only him but the sales progressor Emma Penfold, who also provided an exceptional service and managed the sale, liaising with the solicitors, my buyer and management company.

Lovely House Viewing Experience
Keryn showed us around a beautiful property on Saturday- We were really impressed with her knowledge of the period property and the little less obvious details she pointed out- we were also struck by her genuine nature and very human approach to the showing. It was unusual to have a people-centred outlook shared by an estate agent, so very impressed with this agent. Although the property wasn't the one for us, but the agent really impressed us.

Thank you, Leah Peacock! We had multiple issues with the house we rent out and Leah worked tirelessly on our behalf chasing quotes and organising an electrical refit as well as a new boiler installation. On top of this, we had to have a tree removed, too!! We cannot thank her enough for her patience, good humour and professionalism whilst guiding us through this process. Do not use Wards Gravesend
I am currently in the process of attempting to sell my property with the Gravesend branch of Wards, my experience of which has been overwhelmingly negative.
I was initially disappointed when the Senior Branch Partner originally quoted selling fees of £6,000 including VAT, which then changed to £6,000 excluding VAT on the paperwork we were required to sign.
When I challenged this, he stated that it was apparently an error on his part — an error that would have cost £1,200 had I not identified it.
The same Senior Branch Partner later accused me of sending (and I quote) a “very rude and disrespectful email”, yet could not explain what aspect of the email met that description.
However, upon making a formal complaint about that assertion, the written response from the Associate Operations Director stated:
“I have read the email exchange between yourself and [Senior Branch Partner], and having spoken with him, he fully accepts that the tone and direction of that conversation fell short of the professional standards we expect.”
I will leave you to make up your own mind as to who was “very rude and disrespectful”.
In summary, based on my experience, I would not recommend using Wards if your intention is to actually sell your property.

WRONG COUNCIL TAX BAND
WRONG COULCIL TAX BAND..
The purchase of our property proceeded smoothly, and everything seemed in order until approximately three weeks after we moved into our new home, when we received our first council tax bill.
One of the main reasons we decided to purchase this property was that we were downsizing and trying to reduce our monthly outgoings. The property was advertised by Wards as being in Council Tax Band E, which was an important factor in our budgeting and decision to buy. Wards have since confirmed that the property was indeed advertised by them as Band E.
We were therefore extremely surprised to receive a council tax bill showing the property as Band G, which means we are now paying approximately £1,100 per year more than we had budgeted for, and this difference will likely increase over time.
We contacted the local branch to raise this issue. Unfortunately, they were unable to provide any further explanation and referred the matter to their head office. We were later informed that Wards rely on the information provided by the seller and do not independently verify council tax bands.
While we can understand that minor mistakes can occur, such as confusing Band E with Band F, it is difficult to understand how an error as large as Band E to Band G could happen without being identified.
It is also important to note that the property had previously been marketed by another estate agent before being listed with Wards, and at that time it was advertised correctly as Council Tax Band G. That agent confrimed it checks coucil tax bands before advertising property for sale.
Wards’ head office acknowledged that a mistake had been made and offered £100 as a goodwill gesture. As we felt this did not fairly reflect the impact the error has had on our financial planning, we referred the matter to The Property Ombudsman.
However, The Property Ombudsman has concluded that £100 is a fair offer on the basis that Wards admitted the mistake. We find this very difficult to accept. It does not seem reasonable that some estate agents take the time to verify important information such as council tax bands, while others simply rely on the seller’s statement without checking.
As buyers, we relied on the information provided in the property advertisement when making a significant financial decision. We believe that basic information such as council tax banding should be verified, particularly when it is easily accessible through public records.
For these reasons, we feel that the outcome of this complaint does not adequately reflect the seriousness of the error or the financial impact it has had on us.
Same old storie from the agent and TPO not our problem. On Wards website it states-:

Poor service
To start with, we had to do the majority of our viewings ourselves, as they never had anyone available. Then they recommended a buyer, for less than we wanted. Convinced us they were a good buyer, then after the house was off market for two months we found out the buyer was never in a position to proceed. Didn't have stamp duty. Wards are supposed to vet buyers, that's what we pay them for. Would not recommend.
Very impressive standard of service
I've been impressed by the efficiency and quality of service that I've received from the Wards Faversham branch - in particular Hannah - who has incredibly knowledgeable, professional, friendly, honest and straightforward to deal with. Having had dealings with other Estate Agents in Faversham, they are incredibly pro-active in comparison, and were constantly on the ball with everything. Made it feel like a very personal service. Would highly recommend.
