Reports are typically delivered within 24–48 hours of inspection. Can I speak to the surveyor? Yes — we provide a same-day verbal summary and are happy to discuss the report. Do I need a Level 2 or Level 3 survey? We’ll advise you honestly based on the property, even if that means recommending a cheaper option. Insurance Claims At ARC we have many years working within the insurance industry and, as consultants, directly for insurers. This has led to us being experienced in understanding the processes involved in dealing with insurance reinstatements for all major perils including subsidence, fire, flood and escape of water. Contrary to popular beliefs, insurers are there to help affected homeowners with empathy, providing indemnity appropriately to the level of cover under the policy. Insurers will often utilise experienced and knowledgeable suppliers in order to reach that objective. Unfortunately, sometimes due to exceptional circumstances and/or differing opinions, further support could be required. The policyholder is often allowed to instruct an independent building surveyor to act on their behalf to provide the necessary support and oversight of the reinstatements. Under the terms of the home policy, the fees (often worded as “professional fees”) forming part of the claim. At ARC, we differ from claims assessors, who will want to involve their own suppliers which can then lead to protracted discussions and the associated unnecessary delays. We fully understand the challenges that can be faced for both the homeowner and the insurer, and in acknowledgement, we would only work alongside the insurer and their appointed suppliers, ensuring both parties are fully supported throughout the period of reinstatement. We find working with the appointed adjuster, their preferred surveyor and/or their approved panel contractor often provides the most optimum route. Subsidence can take place when the ground beneath your property’s foundation moves down, leading to the structure to move. Have you noticed tapering cracks diagonal in appearance? Have they appeared suddenly whether internally or externally? If you are unsure or suspect your property is suffering from subsidence, the cause of the damage will need to be identified and a report provided. Should subsidence be confirmed, this report can then be forwarded to your insurers for their further review, with a view to accepting a valid claim, subject to an applicable excess. The cost of the report would usually form part of the claim. Your insurers can then take the lead who will appoint various specialists (adjusters, site investigation team, mitigation team etc) who will manage the claim ensuring your property is made safe from continuous movement, along with the appropriate repairs. We have over 25 years experience dealing with properties suffering from subsidence, we therefore have the knowledge to guide you on the process.

I had a RICS Level 2 survey completed by Alaur on Friday, and I cannot recommend him and ARC Consultants enough.
Despite the survey being done on a weekday, Alaur called me on a Sunday to spend over an hour going through the findings in incredible detail. He was very in-depth and didn't rush at all, which was so supportive. His findings gave us the exact basis for our legal and estate agent enquiries; without his help, I would have had no clue what to ask for.
The report identified specific defects—such as necessary repairs —that the current owner has now agreed to address. These repairs roughly equal the cost of the survey itself, so it’s essentially paid for itself!
Beyond just the immediate purchase, Alaur was super helpful in discussing issues that could arise in the future. He made friendly recommendations for prevention in a completely non-sales pitch way.
If you are a first-time buyer, Alaur is the person you want in your corner. Truly a great man and beyond helpful!

The absolute best surveyor you could go with
I’d like to thank Alaur for his insightful and detailed level 2 homebuyer survey. His work was of the highest quality, his expertise obvious, his pricing model fair, and his honesty and friendliness greatly appreciated.
From the get-go, I appreciated his honesty and the fact that he didn’t want to upsell us, assuring us that a level 2 survey was all we needed. Whilst other surveyors also had good reviews, it was Alaur’s honesty and integrity that made me choose him after our first phone call.
He turned in a 100+ page document the day after completing the survey. It was detailed, insightful, and he even ran through the report over a phone call to summarise it before sending it to us. It made his service feel bespoke and thoughtful – something I knew I wouldn’t have gotten from a large surveyor company.
I had questions a few days after getting the report, and Alaur was available to take the time out to through through them all.
With a sharp eye for the little details, confidence and expert knowledge, and rare honesty, I would use him again in the future and recommend him to everyone who are looking for a level 2 or 3 survey. Thank you Alaur

ARC Consultants - Homebuyer's Survey
We contacted ARC Consultants, on recommendation by our estate agents, and after receiving a competitive quote for a ‘Level 2’ homebuyer survey, Alaur quickly fixed an appointment with the seller and conducted the survey. The survey itself was very thorough and highlighted some minor issues which the seller rectified, which in turn gave us confidence to proceed with the house purchase.
We found Alaur to be responsive, professional, extremely thorough and very friendly. We have no hesitation in recommending ARC Consultants.

After our first purchase fell through…
After our first purchase fell through due to unforeseen circumstances we already knew we wanted to appoint Alaur as our surveyor for a 2nd property we found. Alaur was on hand and available for our home survey despite it being around the busy festive period. His report was detailed, thorough and he always makes time to go through any questions we have no matter how big or small. He spent over an hour with us on a video call explaining the report and highlighting all aspects of the property. You can clearly tell he has a vast amount of experience in this field. He explains things in a way that is logical and really helps with making an informed decision on the property in question. Would recommend anyone who needs a home survey to use ARC consulting ltd.

We had a great experience with ARC Consultants from start to finish.
