Maria was absolutely fantastic as our Sales Progressor! We had a bit of a rocky start with our transaction, however Maria was amazing at keeping us calm and always very fast at responding to our calls or emails (which there was a lot of!).

Decided to go down the rental route when the bottom fell out of the housing sales market. Dealt with David and Jodie at Wards/Arun Estates who explained the procedure for renting our home and the service they could provide. They were both professional and patient with us and responded very quickly and efficiently with any questions we had (lots!!). Did all the hard work for us, including finding a suitable tenant in record time. We have now left the management and care of our home in their capable hands.

Super professional and so helpful. My sale has been a nightmare journey, mainly my fault. Not once did they loose patience with me, always on hand to advise. Showed great communication skills. I have called the office so many times, I feel like Emily is my PA and Frayer is quick to jump in and help. Graham what a salesman! The best in the business, not many of us can keep up with him, but he knows exactly what is going on and how best to help people. Grace keeps it altogether with her admin skills and David is on hand for mortgage issues. Shane smiles as you walk in and is ready to assist. The whole team are exactly that - a really good TEAM.

Finally settled after several weeks settling in. Have to say this is 2nd time our family have used you and haven’t been able to fault the service have had from the staff here again from first call to the last. what great people. special thanks to Stephen and his team and also Tina who took over after the offer was accepted. great service all round. I recently attempted to market my flat with Wards in Broadstairs, and the experience was extremely troubling. During this process, I discovered that the branch manager, Mrs Ashleigh Martin, was simultaneously marketing her own flat in the same block through Wards. In itself, this wouldn’t normally be an issue — estate agents often market multiple properties in the same building. However, what followed raised serious concerns for me.
Based on what I experienced, I believe that Mrs Martin used her position in a way that unfairly affected my ability to market my property. Several actions taken within the branch gave me the clear impression that staff were discouraged from progressing my sale, and I felt strongly that my listing was being sidelined. I have evidence supporting my concerns, and I made this known to Arun Estates, the parent company.
Despite offering to provide that evidence, my concerns were dismissed. The response I received — a brief written apology from Mrs Martin referring to the situation as a “misunderstanding” — did nothing to address what I believe to be a misuse of position or the claim by Wards that a ‘conflict of interest’ existed. Mrs Martin remains in her role, which only adds to my concerns about how seriously the company treats complaints of this nature.
In my personal experience, the lack of transparency, accountability, and fairness was unacceptable. I would strongly advise potential clients to be cautious when considering Wards, particularly regarding the handling of properties where internal conflicts of interest may exist.

The customer support team did not investigate the behaviour of their employee and declined to use clear evidence that was offered to them, showing her abuse of position.

This matter has been reported to the Property Ombudsman and also trading standards.

Avoid this dubious, untrustworthy and awful company at all costs. Wards took an alternative offer to a seller after I had instructed solicitors following acceptance of my offer. I should have known they use dubious tactics after I offered the full guide price and Wards quickly suggested the seller needed more money, despite the fact we were the only offer being considered. Following acceptance of the offer, I was asked by Wards to instruct the solicitors they recommended (they receive a referral fee) at the earliest opportunity. Two days later, Wards called and informed me they had taken another offer to the seller, bypassing our sale agreement and demonstrating a complete lack of integrity. The alternative offer was accepted, the sale fell through and I am currently out of pocket as a result of a desperate clamber to boost a senior managers commission. If you want to sell your home, please use an alternative firm to ensure that your home is being sold by people with a moral compass. If you want to buy a home, please avoid going through Wards, as they simply can’t be trusted.

Emily at wards Herne bay has gone above and beyond for me in my search for a new home she even helped in the sale of my house in Margate arranging viewings from enquires even before the branch selling it had seen the enquire .. she has been amazing and still is along with Graham trying to find me my forever home .. highly recommend wards and Emily your a little star

Everyone has been really helpful through the process of trying to sell our house. In particular, Evie found us our buyer and then recommended a house for us to view which we have now gone on to purchase-all being well! We are really pleased and excited. Thank you.

Wards have been great at assisting me in my purchase of a house in folkestone. Big shout out to Maria Meddings for helping so much and facilitating everything whilst I have been out of the country for most of the purchase. I will be using Wards and hopefully Maria again for my next purchase.

The team at Wards Herne Bay who have been helping us with our purchase - Emily, Freya and Shane have been brilliant! Always bright & cheery on the phone, very helpful, nothing is too much trouble. I asked Helen Baker at the Tenterden Lettings office to send me information to help potential sale of my property after the tenancy came to a natural end. She replied the same day and gave me all the information I requested. If I don’t manage to sell I will certainly re-let with Wards.

I can not thank Victoria enough for all her help and how quickly she has got things done for us! we have been struggling for months trying to get a place for our little family and she has helped so much! my little boy finally gets a childhood home!
